JOB MISSION

Garrette Homes is seeking a strategic, results-driven Division Marketing Manager to lead and execute all marketing efforts for the South Puget Sound/Tacoma Division of both the Garrette Homes and Pacific Lifestyle Homes brands. This role is responsible for developing and implementing data-driven marketing strategies that drive traffic, leads, sales conversion, and overall Division performance.


Reporting to the Central Services Sr. Marketing Manager, the Division Marketing Manager partners closely with Sales leadership and cross-functional teams to align marketing initiatives with division business goals, manage budgets, oversee community launches, and ensure strong return on investment (ROI).


JOB RESPONSIBILITIES

  • Lead Division Marketing Strategy: Own and lead the marketing strategy for the Division, aligning initiatives with company objectives and division sales goals. 
  • Brand Management: Oversee execution and consistency of Garrette Homes and Pacific Lifestyle Homes brands within the Division. 
  • Budget & ROI Management: Develop, manage, and optimize the Division marketing budget, ensuring effective allocation and strong ROI. 
  • Community Planning & Launch: Lead marketing strategy and execution for new community launches and ongoing community performance. 
  • Performance Metrics: Monitor KPIs including traffic, leads, conversion rates, and sales performance; provide insights and reporting. 
  • Campaign Oversight: Oversee execution of multi-channel campaigns including digital, email, social, events, and traditional media. 
  • Team Leadership: Manage and develop the Division Marketing Coordinator, ensuring strong performance and accountability. 
  • Events Management: Plan and oversee execution of Community events such as Grand Openings, Muddy Boots, etc. 
  • Vendor Management: Oversee relationships with vendors, agencies, and partners, ensuring quality and cost-efficiency. 
  • Sales Alignment: Partner with Division Sales leadership to align marketing efforts with sales goals and support conversion. 
  • Market Intelligence: Monitor market trends and competitor activity to inform strategy and optimize performance. 

JOB REQUIREMENTS

  • 3+ years of marketing experience, preferably in homebuilding, real estate, or related industry.
  • Proven experience managing marketing strategy, budgets, and ROI.
  • Leadership experience managing or mentoring team members.
  • Strong data analysis and decision-making skills. 
  • Experience with Salesforce or similar CRM/marketing platforms. 
  • Strong understanding of digital marketing and lead generation. 
  • Excellent project management and organizational skills. 
  • Strong communication and collaboration abilities. 
  • Experience managing vendors and agencies. 
  • Knowledge of the homebuilding industry preferred.

This position is based in one of our communities with regular travel throughout the Puget Sound area.
