DIVISION OVERVIEW
Oppenheimer Development Corporation (ODC), an affiliate of Oppenheimer Companies Inc. (OCI), develops, manages, maintains, and invests in commercial real estate across Idaho and the Intermountain West, with a primary focus on office buildings and shopping centers. ODC delivers integrated real estate development, asset management, property management, and maintenance services, drawing on broad experience, specialized expertise, and a practical, multi-disciplinary approach to solving complex real estate challenges.
POSITION PURPOSE
We are looking for a skilled and experienced Maintenance Technician to join our team by providing exceptional support for our buildings and tenants. Key responsibilities include preventative maintenance of all building equipment and professional communication with tenants and contractors. You will provide information, recommendations and/or solutions regarding problems that may arise, in addition to performing required day-to-day maintenance.
KEY RESPONSIBILITIES:
- Performs general heating, ventilation, air conditioning, plumbing, lighting, water, waste and grounds maintenance.
- Is responsible for locking and unlocking buildings depending on shift.
- Performs site inspections to identify possible security issues, vandalism and general cleanliness of the sites.
- Works to keep equipment areas free of dirt and debris, applies and prepares various surfaces for painting.
- Performs basic scheduled preventative maintenance of building equipment, including greasing pumps and motors, checking drive belts, changing air filters, checking equipment status and reporting mechanical malfunctions to appropriate parties.
- Maintains lighting equipment and fixtures. Replaces lamps, as needed and performs scheduled lamp replacements. Performs floor checks to look for burned out lamps and may perform basic fixture repairs.
- Will work with limited technical guidance and independence in accordance with work orders, verbal instructions, drawings, or hand-drawn sketches.
- Repairs and replaces faulty plumbing fixtures, rest room partitions, performs basic plumbing repairs, opens clogged lines.
- Responsible for implementing standard trade practices and procedures co-existent with adequate safety precautions.
- Timely and accurately complete/log work orders with associated expenses/vendor information included for accounting processing.
PHYSICAL DEMANDS:
- Repeated bending, stretching, climbing ladders, towers and manholes.
- Working in and around small spaces to perform analysis and repair.
- Must be able to lift 50 pounds.
- Must have good manual dexterity skills.
QUALIFICATIONS:
Required Qualifications & Availability
These are essential to be successful in this role
- Knowledge and use of the proper tools and testing devices to accomplish repairs according to accepted trade practices.
- Commercial maintenance required.
- High school diploma or equivalent.
- Knowledge of methods used in maintaining buildings and grounds including basic understanding of plumbing, electrical wiring, painting, grounds keeping, standard practices and tools used in maintenance, safety practices and procedures related to the building trade.
- Comfortable using computer applications or willing to quickly learn new systems.
- Ability to work the scheduled hours: Monday through Friday, 8:00 a.m. – 5:00 p.m.
- Must be able to return to work when major problems arise on off-shifts or weekends.
- On-Call Rotation: Requires participation in a rotating on-call schedule, typically spanning 7 consecutive days. Must be available to answer calls and/or return calls within 1 hour and occasionally return to work when issues arise.
- Occasional overtime and holiday hours are required. Overtime compensation will be provided for time responding to any call that when added to associate’s regular work hours exceeds 40 hours per week.
- Must be a team player – supportive of individuals on the team and outside of own work group.
