Job Title: Purchasing Agent

Location: Draper, Utah

Overview:

We are seeking a proactive and detail-oriented Purchasing Agent to join our residential construction team. This role is responsible for managing the purchasing and trade partner coordination process for single-family home construction projects, including bidding, buyout, contract administration, and material procurement support. The ideal candidate will be organized, schedule-driven, and capable of building strong relationships with subcontractors, suppliers, field teams, and project stakeholders to help ensure homes are delivered on time and within budget.

Responsibilities:

· Negotiate competitive pricing with vendors to ensure cost-effectiveness and budget compliance.

· Evaluate and select contractors and suppliers based on qualifications, capabilities, and alignment with project budget.

· Develop comprehensive bidding documents including specifications and terms to solicit competitive bids.

· Maintain strong working relationships with preferred suppliers and subcontractors

· Expand contractor outreach efforts into new markets to diversify bidding opportunities.

· Standardize bid comparisons and present findings to the board to facilitate informed contractor selection.

· Review and negotiate change orders to ensure adherence to project scope and budget.

· Manage the contract award process to meet bid calendar deadlines and ensure project timelines are met.

· Prevent delays by timely contracting, minimizing scope gapes, proper vetting, and considering lead time.

· Draft and finalize contract documents detailing terms, conditions, and obligations for all parties involved.

· Facilitate the onboarding and integration of awarded contractors with our construction teams.

· Conduct accurate take-offs from project plans and specifications to estimate materials and labor requirements.

· Identify and address potential budget challenges within project plans to mitigate financial risks.

· Identify and propose value engineering options to optimize project costs and present them for design team approval.

· Stay current with industry trends, pricing, and product availability.

Requirements

  

Requirements:

  • Excellent communication and negotiation skills.
  • Proven experience as a Purchasing Agent, Estimator, or relevant role.
  • Solid knowledge in the building and estimating process.
  • Proficient in Microsoft Office Suite, Bluebeam, and Docusign.
  • Experience with BuilderTrend is prefer
  • Strong organizational and multitasking abilities.
  • Bachelor’s degree in business administration, construction management, or a related field preferred.
