The Mechanical BIM Technician is responsible for creating detailed 3D models and 2D shop drawings for HVAC, ductwork, and plumbing systems. This role focuses on hands-on drafting, modeling accuracy, and converting engineering concepts into constructible digital layouts under the guidance of a BIM Coordinator.

Job Responsibilities (List is not inclusive)

  • 3D Modeling: Draft and develop precise 3D models of mechanical piping, plumbing, and HVAC duct systems.
  • Drawing Production: Generate clear installation drawings, section views, details, and isometric layouts for field crews.
  • Clash Correction: Modify models to resolve spatial clashes identified during coordination meetings.
  • Data Input: Populate BIM models with accurate asset data, parameters, and mechanical equipment specifications.
  • File Management: Maintain organized project folders and upload current models to collaborative platforms.
  • Standards Adherence: Follow established company BIM protocols, layering standards, and drafting templates.
  • Experience: 1–3 years of drafting or modeling experience in the mechanical, electrical, or plumbing (MEP) trades.
  • Software Skills: Proficiency in Autodesk Revit, AutoCAD, and basic familiarity with Navisworks.
  • Trade Basics: Fundamental understanding of mechanical blueprints, duct configurations, and piping systems.
  • Detail Oriented: Strong spatial awareness and precision to ensure models translate accurately to the field.

Required Knowledge, Skills, and Abilities

· Expert proficiency in Revit, AutoCAD, and Navisworks for BIM modeling, clash detection, and coordination.

· Experience with BIM 360, Bluebeam, Viewpoint Teams, and Microsoft Office Suite.

· Strong knowledge of LOD requirements and BIM execution plan development.

· Deep understanding of mechanical systems including HVAC, plumbing, and piping for mission-critical and commercial construction.

· Proven ability to lead and mentor BIM Coordinators and team members.

· Strong analytical, problem-solving, and decision-making skills with exceptional attention to detail.

· Excellent verbal and written communication skills with the ability to present technical information clearly to diverse stakeholders.

· Ability to read, interpret, and coordinate construction documents, drawings, and specifications.

· Strong organizational skills with the ability to manage multiple projects and priorities simultaneously.


Education and Experience

· Associate’s or bachelor’s degree in Drafting, Mechanical Engineering, Construction Management, or a related field preferred; equivalent experience will be considered.

· Minimum of 5 years of BIM/VDC experience in mechanical contracting, data center, or mission-critical construction.

· Minimum of 2 years in a lead or senior BIM role preferred.

· OSHA 10 or OSHA 30 Certification preferred.


Physical Requirements

· Required to stand, walk, and sit for extended periods.

· Talk or hear, both in person and by telephone.

· Use hands and fingers to handle or feel objects or controls.

· Reach with hands and arms.

· Regularly required to stoop, kneel, bend, and crouch; lift up to 25 pounds.

· Works primarily in an office environment; may visit job sites as needed.
