GENERAL SUMMARY
The Director of Housing is responsible for the oversight of Justin’s Village and Community Track housing at Wolfe Apartments. The Director is responsible for the day-to-day operations of both properties including the management of staff, programming, maintenance, safety & security. The Housing Director is responsible for the oversight of all tenant screening and intakes, properly assess an individual’s qualifications before admission and the enforcement of lease agreements with program guidelines.
ESSENTIAL TASKS
- Oversees the programmatic requirements of Justin’s Village Housing and Community Track within Wolfe Apartments. (Bldg. 3 and 4)
- Oversees the facility of Wolfe apartments and the homes within Justin’s Village for maintenance, capital improvements and compliance of program guidelines of all residents and tenants.
- Screens potential residents of the community track and Justin’s Village to ensure that they meet the guidelines for income qualifications, work requirements, and familial size.
- Oversees case managers in the development of case plans for residents; instructs residents in completing necessary paperwork including goals and/or budget forms; completes orientation check-off form and obtains release of information forms when appropriate; completes social history on new residents.
- Prepares and maintains case records and logs on all assigned residents; ensures the accuracy and completeness of the same.
- Ensures compliance with program guidelines through bi-weekly or monthly case management, apartment inspections and home visitations.
- Collaborate with outside agencies based on resident's case plan as needed.
- Completes discharge plans with residents who are at the end of the allotted time with exit planning and linking with housing providers.
- Attends community meetings with representatives of other agencies in order to educate them about the program, make resident referrals and maintain awareness of resident's progress.
- Responsible for the oversight of conducting and coordinating random drug and alcohol testing of residents in transitional housing and Justin’s Village.
- Administers the resident selection procedure as well as the waiting list.
- Perform timely collection of rents; coin operated washers and dryers as well as all monies on site, including deposits and recordkeeping.
- Oversees leasing process for compliance for bldg. 1 and 2.
- Inspect property for safety and maintenance needs on a daily basis.
- Ensures best practices compliance for safety and security of the facility and residents.
- Monitor performance of work crews and contractors on site.
- Determine timing and method of replacement of apartment fixtures, i.e. appliances and heating and cooling systems.
- Proactively address tenant issues, complaints, and relations.
- Assist the Sr. Director of Shelter and Housing with fiscal planning and expense control to ensure appropriate budgets for maintenance, service, furnishings and personnel.
- Inform the Sr. Director or CEO of any pertinent activities by providing a written update report as needed
- Prepare various internal and external agency reports.
- Inspect vacated apartments, which identifies and prices damages. Assess cleaning, repair and furnishing work to be completed before re-rented.
- Interacts with residents, volunteers, and staff in accordance with the core values of St. Matthew's House.
- Any other ancillary tasks assigned by the Sr. Director.
Minimum Requirements:
- Bachelor’s degree in counseling, addiction, business management or related field OR a minimum of 5 years’ experience working with homeless and vulnerable populations.
- Ability to work as a team leader, supervise staff, coordinate activities with other staff to meet overall objectives within specified timeframes
- Possesses training and/or work experience in case management, problem solving, leadership, and conflict management.
- Ability to provide firm but compassionate care for residents.
- Ability to manage and prioritize large volumes of activity and workload
- Valid driver’s license with reliable transportation to travel to locations as needed.
