The Business Controls Manager is responsible for overseeing and strengthening operational controls, risk management practices, compliance adherence, and process governance across mortgage lending operations. This role partners with business leaders to identify risks, implement control frameworks, improve operational efficiency, and ensure compliance with investor, agency, regulatory, and internal policy requirements throughout the mortgage loan lifecycle.


The ideal candidate has deep mortgage lending knowledge, strong analytical and problem-solving skills, and experience managing controls in a highly regulated environment.


Key Responsibilities

  • Develop and maintain business control frameworks across the mortgage loan lifecycle, including origination through post-closing. 
  • Identify operational, compliance, financial, and reputational risks and implement mitigation strategies. 
  • Monitor internal controls, conduct risk assessments, root cause analyses, and gap reviews to improve effectiveness and ensure regulatory compliance. 
  • Partner with business leaders on process changes, system enhancements, and operational initiatives to assess control impacts and risk exposure. 
  • Track and report KRIs, KPIs, control performance, emerging risks, and remediation efforts to leadership. 
  • Support quality control, audits, regulatory exams, issue management, remediation tracking, and control testing activities. 
  • Ensure compliance with mortgage regulations, agency/investor guidelines, and internal governance standards. 
  • Lead, coach, and develop team members by setting performance expectations, providing feedback, managing workloads, and fostering a culture of accountability and continuous improvement. 
  • Oversee staffing, training, performance management, and employee development to ensure team effectiveness and operational success. 
  • Collaborate cross-functionally to strengthen controls, improve processes, reduce risk, and enhance operational efficiency and customer experience. 
  • Maintain policies, procedures, and documentation while leading or supporting governance, compliance, and risk-related projects. 
  • Perform additional duties as assigned.
Requirements
  • Bachelor’s degree in Business, Finance, Risk Management, Mortgage Banking, Compliance, or related field preferred. 
  • 5+ years of mortgage lending experience in risk management, business controls, compliance, quality control, audit, operations, or process governance. 
  • 2+ years of experience managing, coaching, and developing team(s) in a leadership capacity. 
  • Strong knowledge of the mortgage loan lifecycle, agency/investor guidelines (FHA, VA, USDA, Fannie Mae, Freddie Mac, GSEs), and federal/state mortgage regulations including TRID, RESPA, TILA, ECOA, HMDA, Fair Lending, and AML-related controls. 
  • Experience with risk assessments, control testing, issue remediation, governance frameworks, internal audits, and regulatory examinations. 
  • Ability to interpret regulatory requirements and translate them into effective business controls and operational processes. 
  • Strong analytical, problem-solving, project management, and cross-functional leadership skills with attention to detail. 
  • Excellent written, verbal, and executive-level communication skills. 
  • Proficiency with mortgage systems (including Encompass or similar LOS platforms), reporting tools, spreadsheets, and business analytics platforms. 
  • Experience in mortgage banking, including retail, wholesale, correspondent, servicing, or other regulated financial services environments. 
  • Professional certifications in risk, audit, compliance, or mortgage banking are a plus.

Salary Description
$110,000.00 to $150,000.00/year
