POSITION SUMMARY

The Zone Manager oversees daily operations, contract compliance, safety, and financial performance across assigned facilities. This role ensures high-quality custodial service through direct team management, quality assurance, vendor oversight, and strong client relationships.

Important: This is an active, field-based position requiring daily on-site presence to manage staff, inspect facilities, and respond to operational needs. This is NOT a desk job.

RESPONSIBILITIES

Operations and Client Relations: Review task order plans, interpret specifications, and ensure services are performed in full compliance with the contract scope. Meet regularly with clients to evaluate service quality, address concerns, and resolve deficiencies promptly. Prepare accurate cost estimates and bids for special projects and task order requests. When operational needs require it, provide hands-on janitorial support, including sweeping, mopping, cleaning, and floor care.

Team and Safety Management: Develop work schedules, manage on-site employees, and supervise subcontractor activities to ensure adequate staffing and consistent performance. Enforce applicable safety requirements, conduct monthly safety training, and complete task-specific Activity Hazard Analyses (AHAs). Assist employees with site security clearance documentation, review and approve timecards, and submit accurate payroll information within established deadlines.

Quality Control, Vendors, and Reporting: Conduct daily Quality Control (QC) inspections across active projects and ensure identified issues are corrected in a timely manner. Order supplies, monitor material inventory, and coordinate with vendors and suppliers to maintain operational readiness. Maintain required administrative, contractual, and regulatory documentation and prepare performance reports, including Roll-up Reports, for company leadership and clients.

The Zone Manager is expected to maintain a visible presence throughout assigned facilities, respond quickly to changing operational priorities, and take ownership of service quality from initial planning through final completion. Success in this position requires strong leadership, sound judgment, attention to detail, and a willingness to work directly alongside the team when necessary.

• Demonstrated experience overseeing janitorial operations, including personnel, supplies, equipment, scheduling, and daily service delivery.
• Proven ability to lead and supervise employees while promoting teamwork, cooperation, accountability, and effective communication.
• Ability to monitor employee performance, operational efficiency, workplace safety, service quality, productivity, and costs.
• Ability to understand, interpret, and carry out contractual requirements, specifications, and established procedures.
• Ability to train new employees in job responsibilities, cleaning procedures, safety practices, and the proper use of work-related equipment.
• Ability to effectively manage and support a diverse workforce.
• Strong verbal and written communication skills.
• Proficiency with Microsoft Office applications, including Excel, Word, and PowerPoint.
• Strong attention to detail and the ability to follow instructions and direction from supervisors.
• Ability to manage multiple projects and priorities simultaneously with minimal supervision, both independently and as part of a team.
• Ability to satisfy all eligibility requirements for access to government facilities and computer systems.

EDUCATION AND EXPERIENCE

• A minimum of (5) years of experience managing a workforce that provides services under contracts of similar size, scope, and complexity.
• A valid driver’s license is required.
• Current CPR and First Aid certification is required or must be obtained within the first 90 days of employment.
• OSHA 30 certification is required or must be obtained within the first 90 days of employment.

• Ability to stand and walk for extended periods throughout the workday.
• Ability to bend, reach, stretch, push, pull, and perform repetitive physical movements during working hours.
• Ability to safely lift, carry, and move objects weighing up to 50 pounds as needed.
