We are seeking an experienced Maintenance Technician / Building Engineer to serve as an on-site professional for a high-rise condominium community downtown Milwaukee. This role is responsible for ensuring the property operates safely, efficiently, and at the highest standard through proactive maintenance, system monitoring, and responsive service.
Key Responsibilities
- Perform regular property inspections and walkthroughs to identify maintenance needs and ensure optimal building conditions
- Coordinate, manage, and execute preventative maintenance programs and repairs
- Oversee and maintain building systems, including:
- HVAC systems (heat pumps, chillers, cooling towers, boilers, air handlers)
- Electrical and plumbing systems
- Building automation systems (BAS)
- Life safety, fire protection, and security systems
- Troubleshoot and respond promptly to system irregularities or emergencies
- Obtain vendor bids, negotiate contracts, and manage service providers
- Assist with budget preparation and maintain cost-effective inventory control
- Complete required reports and documentation in a timely manner
- Participate in an on-call rotation supporting multiple properties
- Communicate effectively with residents, board members, staff, and vendors regarding maintenance issues and projects
- Minimum 5 years of experience in building operations, engineering, or facilities maintenance
- Strong working knowledge of mechanical, electrical, HVAC, and life safety systems in a commercial or residential high-rise environment
- Technical training, certifications, or advanced education in facilities maintenance or engineering preferred
- Ability to manage multiple projects and prioritize tasks effectively
- Strong problem-solving skills with the ability to recommend solutions to management and ownership/board members
- Excellent customer service, communication, and interpersonal skills
- Proficiency in technology, computer systems and maintenance reporting tools
- Professional demeanor with the ability to interact respectfully with residents, board members, staff, and colleagues
