About the Role
Homewise’s Mortgage Loan Officer is the borrower's primary advocate during the most important financial transaction of their life — the application, structuring, and closing of their mortgage. By the time a family reaches you, they may have spent months or even years preparing with Homewise's coaching team. Your job is to take that readiness and translate it into a loan that actually closes, guiding them through every decision and document along the way.
What makes the work distinctive is the combination of accountability and creativity it asks for. As a licensed professional, you make decisions that carry real weight — yes or no, this rate or that one, this program combination or another — and stand behind them. But you also have unusual latitude to be inventive: Homewise gives you tools other lenders don't have, including down payment assistance programs, partner products, and affordable housing resources, and your job is knowing how to assemble them for the specific borrower in front of you. You report to the Manager of Originations & Processing and work alongside coaching, sales, underwriting, processing, and closing as each loan moves through the pipeline.

What You'll Be Doing:
- Initiating contact with referred borrowers within 24 hours of assignment and conducting loan consultations to gather all required documentation.
- Reviewing borrower documentation, evaluating financial situations, and determining loan eligibility based on credit, income, assets, and ratio analysis.
- Recommending the right loan structures and programs for each borrower's situation — accessing the lowest-cost funding while maximizing Homewise resources.
- Exercising independent judgment in recommending loan approvals or denials, and counseling borrowers through credit issues or complications.
- Completing loan applications and disclosures, transferring complete files to Processing within five business days, and communicating credit decisions, rates, terms, and qualification updates promptly.
- Attending closings regularly to support borrowers through the final stages of their home purchase journey.
- Managing your pipeline so every purchase loan closes on the original contract date, with extensions only due to circumstances outside Homewise's control.
- Maintaining accurate borrower files in all designated systems, and ensuring compliance with all federal, state, investor, and Homewise standards.

Minimum Requirements
- High school diploma or equivalent required
- Minimum of two years’ experience in mortgage lending or a related field is required
- State of New Mexico Mortgage Loan Originator license
- Ability to serve Spanish-speaking clients in Spanish required
- Available to work in office during Homewise core business hours of 8 am to 5- pm
- Must be able to work flexible hours including evenings and/or weekends on occasion.
- This is largely a sedentary role; however, some filing is required. This would require the ability to lift files, open filing cabinets, and bend or stand as necessary.
- Must be able to occasionally lift up to 20 pounds
- Must be able to maneuver around various client business offices and workspaces.
