Job Summary: Redstone’s Leasing Manager plays a key role in the success of our multifamily residential housing portfolio. Reporting to the Director of Resident Services, this position supports company and property operations for a diverse portfolio of buildings in Chittenden County, with approximately 600 apartment units under management. The ideal candidate is outgoing, compassionate, and enthusiastic, with the ability to lead our leasing operations and collaborate with colleagues who support the residential housing experience. As a primary point of contact for new leads and applicants, this role balances operational priorities with outstanding customer service.

Wage Status: Salaried
Pay Range: $60,000 - $65,000 annually; Bonus eligibility
Job Responsibilities
Leasing:
- Under the supervision of the Director of Resident Services, lead leasing efforts to ensure occupancy goals, efficiently managing all prospect inquiries and applicant/application workflows
- Communicate effectively and in a timely fashion with applicants regarding pending paperwork, approval, or denial; Ensure follow-up activities occur for all prospective residents
- Manage and review all leases and associated leasing paperwork
- Coordinate renewals, change of leaseholders, early terminations, including communication with residents and operations team
- Develop and implement resident retention efforts, including programming and events
- Answer phones, maintain phone system, and greet walk-in clients
- In partnership with Redstone’s Brand Manager, develop effective marketing strategies that proactively position properties for successful leasing efforts
Technology:
- Effectively learn and utilize online document management tools and electronic application processes in support of leasing process, including collaborating with Redstone operations team on application technology
- Become highly proficient with the management software platforms; Ensure information is correct and up to date on all platforms
- Oversee application administration, including making recommendations for enhancement of application technology and streamlining application procedures
Resident Support & Retention Efforts:
- Consistently implement policies of the community, as directed
- Manage apartment entry and mailbox access for residents, including organization of master key sets, administering door access technology, and working alongside the maintenance team to address key and lock tickets
- Provide unparalleled customer service, creating a strong sense of community for all residents
- Serve on a rotational basis for after-hours/weekend on-call support for residents (approximately on-call every six weeks)
- As needed, and in partnership with the Senior Manager of Resident Services, address concerns and requests on a timely basis and in a professional manner
- Support the creation of policies and procedures based on the needs of our owners, residents, and community
Physical Plant:?
- Collaborate with maintenance team colleagues on the appearance of the property, reporting any needed repairs on a timely basis
- Support annual apartment turnovers, including move-ins and move-outs, and transfer and termination procedures
Financial:
- Demonstrate ability to understand financial goals and operate assets in the owners' best interest
- Troubleshoot tenant billing/payment errors and discrepancies and work with Redstone finance team colleagues on billing/payment corrections
- Support resident outreach around outstanding rents/delinquencies

- Valid driver's license, along with reliable transportation and vehicle insurance, are required to carry out the duties of this position. A significant part of the role requires independently conducting apartment showings.
