Job Overview
- Job Title: Lead Maintenance Technician / Maintenance Supervisor
- Compensation: $23.00 per hour
- Status: Full-time (40 hours/week)
- Reports To: Community Manager and/or Maintenance Director
- Locations: Multiple Site Offices in Ithaca, NY (42 units); Watkins Glen, NY (32 units); Horseheads, NY (24 units)
Job Summary
Responsible for coordinating and executing day-to-day operations to maintain the physical condition of a 98-unit multi-site property portfolio and ensuring the timely completion of vacant apartments. Ensure the quality, safety, and curb appeal of the property, staff, and residents. Maintain a positive customer service attitude by being professional, respectful, and responsive to vendors, staff, and residents. Coordinate, be available, and ensure proper response for maintenance emergencies outside of business hours.
Key Responsibilities
- Leadership & Scheduling: Schedule and provide on-call maintenance on a rotational basis and carry a cell phone as required for on-call maintenance.
- Operations Management: Schedule, coordinate, monitor, and perform timely and effective completion of routine resident service requests, preventative maintenance, emergency maintenance, capital improvement projects, and tool and equipment maintenance.
- Vendor & Project Supervision: Supervise daily activities performed by vendors and contractors.
- Coverage Planning: Augment duties due to vacations, illness, etc., and provide for effective coverage of all job responsibilities when absent from the property.
- Property Inspections: Physically walk and inspect the property daily to monitor the appearance and cleanliness of the property, exterior lighting, building conditions, trash rooms, and document and correct any concerns or issues.
- Data & Software Tracking: Prioritize and perform service requests, document issue and resolution for completed tasks, and update maintenance request status in the property management software program.
- Technical Repairs: Perform required maintenance and/or repairs involving plumbing, carpentry, electrical, appliances, painting, drywall, HVAC, and fire and security systems.
- Turnover Coordination: Schedule, coordinate, monitor, and perform the physical work required to turn and prepare vacant units for new residents.
Job Specifications (Requirements)
- Experience: Minimum 2 to 3 years of hands-on apartment or residential maintenance experience.
- Technical Skills: Solid, practical knowledge of general plumbing, electrical, carpentry, appliance repair, and drywall patching.
- Travel & License: Valid driver’s license and a reliable vehicle required to travel between the Ithaca, Watkins Glen, and Horseheads properties.
- Availability: Willingness to participate in a rotating evening and weekend on-call schedule for maintenance emergencies.
- Tools & Tech: Must own basic hand tools and possess the ability to use a smartphone to track daily work orders. (monthly cell phone allowance provided)
- Physical Ability: Capable of lifting up to 50 lbs, climbing ladders, and working outdoors in changing weather conditions.
- Communication: Ability to speak professionally with residents and follow directions from management.
Applicant Must:
- Pass Screening: Pass a comprehensive criminal background check and reference verification prior to hire.
- Provide Transport: Maintain a reliable personal vehicle to commute independently between the three designated property sites.
- Be Responsive: Respond to emergency on-call pages within 30 minutes when serving on the rotational schedule.
- Work Independently: Demonstrate the ability to self-manage daily work orders across different location without constant direct supervision.
- Maintain Professionalism: Display excellent customer service and respect resident privacy while working inside occupied apartments.
Salary Description
$20.00 - $23.00 per hour
