Position Summary
The Maintenance Technician is responsible for maintaining the physical condition and day-to-day operations of the property under the direction of the Maintenance Supervisor and/or Property Manager. This hands-on role includes a wide range of maintenance tasks such as apartment make-ready, HVAC troubleshooting, electrical repairs, plumbing, pool care, carpentry, appliance repair, and general property upkeep.
This position plays a critical role in maintaining the safety, functionality, and appearance of the community while delivering quality service to residents. Maintenance Technicians are also expected to develop their technical skills and cross-train to support Maintenance Lead or Supervisor responsibilities when needed.
Essential Duties and Responsibilities
- Diagnose and perform repairs on HVAC systems, plumbing, electrical, appliances, carpentry, and general building maintenance issues
- Complete assigned work orders in a timely and professional manner
- Prepare vacant units for new residents by completing make-ready tasks and unit turns
- Assist with preventative maintenance programs for HVAC systems, water heaters, plumbing systems, fire safety systems, and other building components
- Maintain property cleanliness by assisting with groundskeeping, trash removal, and common area upkeep when needed
- Assist with move-out inspections, annual unit inspections, and property improvement projects
- Properly document work orders, repairs, and materials used in the property management system
- Assist with inventory control and notify supervisors when supplies or materials need to be ordered
- Participate in required safety meetings, company training, and property inspections
- Cross-train to support Maintenance Lead or Maintenance Supervisor duties and assist with leadership coverage when needed
- Participate in the on-call rotation and respond to after-hours emergency maintenance requests as required
- Report property hazards, safety concerns, or maintenance issues to management immediately
- Follow all company safety policies and ensure compliance with Fair Housing, ADA, and company policies
- Perform other duties as assigned to support property operations and the maintenance team
Qualifications
- High school diploma or GED preferred
- Trade school certification or relevant maintenance experience preferred
- Working knowledge of HVAC systems, plumbing, electrical repairs, appliance repair, and general building maintenance
- Ability to troubleshoot maintenance issues and complete repairs efficiently
- Must supply basic hand tools commonly used in maintenance and construction work
- Ability to work independently while maintaining high standards of workmanship
- Reliable attendance and strong work ethic
Physical Requirements
- Ability to stand, walk, and move throughout the property for extended periods
- Frequent bending, stooping, lifting, kneeling, and stair climbing
- Ability to lift up to 30 pounds regularly and up to 60 pounds with assistance
- Ability to perform physical labor in indoor and outdoor environments
Work Environment
- Work is performed both indoors and outdoors in a residential apartment community
- Exposure to outdoor weather conditions including heat, cold, rain, and dust
- Exposure to maintenance tools, equipment, and cleaning or maintenance chemicals
- Work may involve entering occupied and vacant residential units, mechanical rooms, rooftops, and outdoor maintenance areas
Additional Information
This is a full-time hourly position. Weekend availability and participation in the on-call emergency rotation may be required depending on property needs. Maintenance Technicians are expected to support property operations, assist team members when needed, and continue developing maintenance and leadership skills.
