Director of Maintenance

The Director of Maintenance plans, directs, and controls the overall maintenance of the facility building and grounds

and coordinates the activities of maintenance and housekeeping employees.


ESSENTIAL JOB FUNCTIONS include the following:

• Trains and oversees maintenance staff on proper safety procedures, etc. to ensure

quality standards and service

• Maintains equipment and parts inventories, and keeps inventory records

• Records type and costs of maintenance or repair work

• Performs routine preventive maintenance to ensure that machines continue to run

smoothly, building systems operate efficiently, or the physical condition of buildings

does not deteriorate

• Repairs or replaces defective equipment parts, using hand tools and power tools

• Inspects drives, motors, and belts, check fluid levels, replace filters, or perform other

maintenance actions, following checklists

• Assembles, installs or repairs wiring, electrical and electronic components, pipe

systems and plumbing, machinery and equipment

• Diagnoses mechanical problems and determine how to correct them, checking

blueprints, repair manuals, and parts catalogs as necessary

• Cleans and lubricates shafts, bearings, gears, and other parts of machinery

• Dismantles devices to access and remove defective parts, using hoists, cranes, hand

tools, and power tools• Performs preparatory work for maintenance activities, including gathering equipment,

materials, and supplies, loading and unloading materials, and laying out materials and

equipment for projects

• Performs a variety of routine physical labor tasks, depending upon area of assignment,

including posting general notices, pulling weeds, pickfng up litter, raking leaves and

debris, planting, replacing light bulbs, and moving furniture

• Performs cleanup at the end of the day or when the job is completed, including picking

up tools, spills, and debris cleaning work areas and performing touch up work as

needed

• Sets up meeting areas for meetings and events

• Assists with safety training as necessary

• Reports any issues or problems that may arise to the Administrator

• Complies with state, federal, and all other applicable health care and safety standards

• Assists families and other visitors as needed

• Attends in-services and other required meetings

• Completes online training as assigned in order to maintain company, state, and federal

compliance

• Performs other duties and tasks as assigned


Requirements

SUPERVISORY REQUIREMENTS of this position are as follows:

• Oversees the activities of all Maintenance employees, as necessary

• Carries out supervisory responsibilities, including, but not limited to, interviewing,

hiring, and training employees; planning, assigning, and directing work; appraising

performance; rewarding and disciplining employees; addressing complaints and

resolving problems; and terminating employees


EDUCATION & EXPERIENCE an equivalent combination of education, training &

experience will be considered:

• High school diploma or equivalent; minimum of 3 years of previous experience in a

maintenance position; or an equivalent combination of education and experience

• Previous experience in a long-term care or hospital setting preferred
