Purpose of Position

This individual will be a senior individual contributor, spanning a broad range of responsibilities which include supporting our portfolio valuations process, budgeting and forecasting, asset and portfolio analysis, as well as reporting on our existing portfolio. The position involves a high level of complexity, specifically as it relates to financial modeling, financial analysis and the interpretation of agreements, including leases, CC&R’s, operating agreements and loan agreements, for the purpose of application to financial analysis, modeling, reporting and compliance.  An ideal candidate will be proactive, will possess a strong attention to detail without compromising efficiency, and will be able to independently tackle and resolve complex issues in our fast-paced, ever-changing environment.


Requirements

Job Duties/Responsibilities

• Lead the annual portfolio budget process and quarterly reforecasts leveraging MRI’s Budgeting and Forecasting module. Execute budget setup/configuration, coordinate deliverables from multiple teams across the company, assist with questions and analysis and own specific budget line items. Perform asset and portfolio-level analysis throughout the process to support the team and summarize final product for executive review.

• Assist with all aspects of the monthly valuation process through the creation and upkeep of the company’s Argus valuation models, review of external appraiser models/reports, coordinating data submissions to external appraisers/advisors, providing audit support and capturing key assumptions, outputs and metrics from each month’s final models/reports.

• Maintain and run scenario analysis in lease, asset and portfolio-level models. Support leasing negotiation/decision-making, CapEx ROI/recovery analysis, identification of risks, asset re-positioning or value-add opportunities within the portfolio and other ad hoc analyses.

• Lead financial variance analysis on the existing portfolio, summarizing and surfacing findings for key decision-makers to sharpen execution against plan and/or drive intentional plan adjustments.

• Abstract leases and CC&Rs for application to valuation and budget modeling. Review and understand complex CAM reconciliation templates on the portfolio’s assets to help property and asset managers make decisions that optimize expense recovery.

• Abstract loan agreements to identify key economic terms, as well as compliance and reporting requirements for borrowers and guarantors. Produce/review financial reports and covenant calculations on a recurring basis to lenders to maintain compliance.

• Produce/support recurring and ad hoc reporting of financial performance and disclosures for investors and stakeholders in collaboration with Financial Reporting, Investments and Investor Relations.

Position Requirements

• Change agent who embraces improvement through implementation/adoption of new technology, systems, AI, automation, workflows and/or processes

• Ability to read and interpret legal documents such as commercial leases, CC&R’s, management agreements, loan agreements, and service contracts.


Work Experience Qualifications

• Bachelor’s degree required; business or finance concentration preferred.

• Minimum of 5 years of experience as a commercial (retail, industrial, office) real estate analyst/senior analyst.

• Advanced proficiency in Microsoft Excel is required.

• Intermediate proficiency in Argus Enterprise is required (advanced is preferred).

• MRI experience is desired.

• Intermediate SQL query writing competency is desired.


Working Conditions 

Environment

The primary working environment is an Indoor Office Setting utilizing computer workstation and general office equipment. The position will sit at their workstation for a significant portion of the work.  


Some positions may need to travel to asset locations and these sites will vary in nature. Employees are required to comply with all applicable safety provisions as posted on site or briefed by management. This includes use of any required PPE specific to said location.


Physical Requirements 

The physical demands of the position are consistent with administrative/clerical work in an office setting and involves extended periods of sitting at a desk, using a computer for typing and data entry, and managing paperwork. It requires fine motor skills for operating a keyboard and mouse, as well as handling and organizing documentation, which may involve lifting, bending, and reaching. Employees also need to walk around the office for tasks like delivering documents or attending meetings and maintain good visual attention for prolonged periods of reading or screen time.

Salary Description
$150,000 - $200,000
