We are currently seeking a motivated, detail-oriented Property Manager to oversee a Project-Based Section 8 senior and disabled community in Fairmont, WV. In this role, you will lead daily operations, ensure HUD compliance, maximize occupancy, and optimize financial performance while fostering a positive, supportive environment for our residents.
Key Responsibilities
- Occupancy Management: Maintain a property occupancy rate of 95% or higher through proactive marketing and leasing efforts.
- Compliance Administration: Oversee all HUD and Project-Based Section 8 regulatory compliance, including applications, annual/interim re-certifications, and waitlist management.
- Operations & Maintenance: Coordinate with the maintenance team to ensure high property standards, timely turnover of vacant units, and prompt resolution of work orders.
- Financial Oversight: Manage the property budget, monitor financial performance, and oversee rent collection and delinquency controls.
- Community Relations: Build and maintain strong, positive relationships with residents, families, and community partners.
Qualifications
- Experience: Previous experience in affordable housing management (HUD/Project-Based Section 8) highly preferred.
- Industry Knowledge: Strong understanding of Fair Housing regulations, HUD guidelines, and compliance standards.
- Technical Skills: Proficiency with property management software (e.g., Yardi, RealPage, or similar) and Google Workspace apps.
- Financial Acumen: Experience managing operational budgets and financial reporting.
- Licensure: Possession of, or willingness to obtain, a PA Real Estate License.
- Requirements: Valid driver’s license, reliable transportation, and active auto insurance. Must be able to pass a background check and drug screening.

Salary Description
$55,000+ annually (based on experience)
