Requirements

Key Responsibilities 

• Knowledge of and compliance with company standards, policies, and procedures 

• Maintains compliance with all Fair Housing standards in all resident interactions

• Maintain property standards for cleanliness, appearance, safety, and functionality

• Maintains a professional appearance at all times by practicing good personal hygiene and 

wearing a clean, presentable uniform. 

• Respond to service requests in a timely, professional, and customer-focused manner

• Oversee and manage preventative maintenance programs and scheduled inspections

• Assign, coordinate, and monitor maintenance tasks while providing hands-on support as needed

• Lead and oversee apartment turnover activities, including cleaning, painting, and repairs

• Flexibility to work overtime, on weekends, and participate in the emergency on-call rotation 

• Train, coach, and mentor maintenance technicians on technical and administrative skill sets

• Serves as the primary support to the Maintenance Manager and assumes leadership 

responsibilities in their absence, including but not limited to payroll administration, scheduling, 

procurement, purchase orders and invoice processing, budget oversight, work order 

management, inspections, and operational tracking.

• Provide real-time feedback to support professional development and performance management

• Support oversight of specialized systems such as sewer treatment plants and swimming pools (if 

applicable)

• Maintain clear, consistent communication with property leadership and management teams

• Perform physical tasks including lifting up to 50 pounds, climbing, bending, kneeling, and 

standing for extended periods

• Participate in snow removal activities as directed by the management team

Technical Knowledge 

• Advanced expertise in troubleshooting, repairing, and oversight of:

o Various HVAC systems

o Plumbing systems including boilers and water heaters

o Electrical systems

o Appliances

o Building envelope and structural design

o Pool Management (where applicable)

o Waste Water Treatment Systems (where applicable)

• Advanced ability to oversee building systems including fire sprinkler, fire alarm, and central 

mechanical/HVAC systems (as applicable)

• Expert understanding of maintenance operations, work order management, preventative 

maintenance, and apartment make-ready processes


Development & Training 

• Monthly safety training as part of Heatherwood’s Safety Culture

• Ongoing leadership, management, and advanced technical development

• Training and support for EPA Universal, CPR, CPO, Standpipe certifications (S95, S12, S13) 

where applicable

• Certifications including: EPA Universal, CPR, CPO

Salary Description
$29/hr to $35/hr
