The Role:
The Business Operations Manager is the dependable center of our operation — the administrative engine behind our district managers, property managers, and field teams, and the internal point person for two key outside partners: our digital marketing vendor and our call center provider.
It's a mix of administrator, coordinator, and vendor manager — roughly 65–75% operations administration, with the rest spent making sure our outside partners deliver. If you like being the reason things don't fall through the cracks, this role is built to grow as we do.

What You'll Do:
Keep operations humming (your core focus)
• Own the daily administrative workflows behind our district and property managers and operations leadership.
• Build and continuously improve SOPs, trackers, and reporting templates that hold up under pressure.
• Drive clean, timely information between corporate and the field — announcements, policy updates, staffing notices, and reminders that land before they're needed.
• Produce recurring reports and KPI summaries on schedule, catch anomalies early, and run a disciplined meeting cadence — agendas, notes, and action items that get tracked and chased to closure.
• Be the first, fastest answer for field admin questions and routine platform issues — solved for good, not just for today.
• Stay ahead of compliance documentation and deadlines and escalate issues to leadership early.
• Drive continuous process improvement — hunt down the bottlenecks everyone's tolerated and engineer a better way through them.
Manage our digital marketing vendor
• Own the day-to-day relationship for paid search, SEO, website, and Google Business Profile work.
• Scrutinize deliverables and performance reports and translate the metrics into plain-English calls to action for leadership.
• Hold the vendor accountable to scope, budget, timelines, and results.
• Anticipate location-level needs (new listings, promotions, content and profile updates) and get them to the vendor proactively.
Manage our call center vendor
• Own the day-to-day relationship for inbound, overflow, and after-hours call handling.
• Hold performance to clear service levels — answer rates, conversion, lead handling, and quality.
• Keep facility info, pricing, promos, and scripts accurate and ahead of changes.
• Stay on top of lead follow-up and missed-call resolution with the field, and audit invoicing against actual call volume.
What you bring:
· 3+ years in operations, administration, or coordination — ideally supporting a multi-site business.
· Exceptional organizational, time-management, and project coordination skills — a near-superpower for juggling many moving parts without dropping any.
· Sharp written and verbal communication — the connective tissue between corporate and the field.
· Self-direction, attention to detail, and reliability under competing deadlines.
Nice to have:
· Solid skills with spreadsheets, docs, shared drives, and reporting dashboards.
· Enough digital marketing fluency (paid search, SEO, web, local listings) to manage a vendor and ask the right questions.
· Experience managing outside vendors (marketing, call center, or similar).
· A background in self-storage, real estate, property management, retail, or another multi-unit operation.
· Familiarity with EOS and KPI/scorecard-driven reporting.
· Comfort with CRMs, marketing platforms, or property-management software.
Physical Requirements:
· Duties performed in a standard, indoor office environment.
· Be stationary for prolonged periods of time.
· Stooping, bending, twisting, reaching, and repetitive motion may be required in the completion of job duties.
· Must be able to lift 10+ pounds.
