Atrium has experienced tremendous growth and are seeking an ambitious and talented Maintenance Supervisor to join and grow our team at the Reserve at Lake Irene community in Casselberry!
Job Description:
The Maintenance Supervisor reports to the Property Manager and is expected to make teamwork and customer service their top priority. They will be responsible for overseeing the maintenance and repair of all equipment and facilities at their community. This includes being a hands-on leader, working on maintenance requests while also training and managing a team of maintenance technicians, scheduling and prioritizing maintenance tasks, and ensuring that all work is completed in a timely and budget-conscious manner.
The Maintenance Supervisor, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.
Job Location: The Reserve at Lake Irene, 1450 Sunshadow Dr. Casselberry, FL 32707
Schedule: Monday thru Friday, 8:00am – 5:00pm, with rotating on-call schedule (some evenings/weekends required)
Pay : $30 - $37 per hour + eligible for renewal bonuses (estimation, based upon experience)
Full time / 40 hours per week
Job duties include:
- Ensure the completion of all service requests, including assisting techs as applicable
- Supervise, train, develop and lead a team of maintenance technicians
- Inspect community continuously, recording and correcting deficiencies
- Ensure that all keys are kept properly
- Schedule and prioritize maintenance tasks
- Perform routine maintenance and repairs on equipment and facilities
- Coordinate with Property Manager to ensure that maintenance work does not disrupt operations
- Ensure compliance with Fair Housing and Miya's Law
- Maintain accurate records of all maintenance work performed
- Ensure that all maintenance work is performed in compliance with safety regulations
- Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
- Service requests made by residents should be completed within 24 hours
- Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
- Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
- Order supplies (within budgetary guidelines); communicate and coordinate with vendors
- Assist in the distribution of flyers, community signage and other materials
- Assist in picking up litter & maintain small amount of grounds
- Perform preventative maintenance
- Keep inventory
- Perform additional tasks as assigned by Property Manager
Qualifications:
- EPA Universal / HVAC certification is required
- 5+ years of apartment maintenance experience, including 2+ years in a supervisory role.
- EPA Universal Certification required.
- Strong expertise in HVAC, plumbing, electrical, appliances, carpentry, and general repairs.
- Proven experience maintaining older apartment communities and aging building systems.
- Ability to lead, coach, and hold a team of three maintenance technicians accountable.
- Excellent organizational, communication, and problem-solving skills.
- Experience managing work orders, make-readies, preventive maintenance, and emergency repairs.
- Knowledge of OSHA safety standards and Fair Housing compliance.
- Budget-conscious with experience managing inventory, vendors, and maintenance expenses.
- Resident-focused with a commitment to quality workmanship, timely service, and exceptional customer satisfaction.
- Reliable, professional, and available for after-hours emergency on-call responsibilities.
- Minimum of basic language skills in English (Spanish speaking / bi-lingual preferred)
- Ability to work independently and as part of a team
- Basic computer skills, including email and some Microsoft products
A Successful Candidate:
- CPO certification and REAC inspection experience preferred
- Maintains a service-oriented environment by exhibiting a professional appearance and positive attitude

- Must have the ability to interact effectively with prospects, residents, peers, and management
