Summary: The Purchasing Manager’s primary responsibility is to negotiate optimum values for all goods and
services, and award work based on a thorough analysis of vendor bids while maintaining a trade base that can
accommodate our goals for build times.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
• Manage the Solicitation and Comparison of Bids
- New Community Bids
- New Plan Bids
- New Features, Options, and Products
- Periodic Unitized Commodity Pricing
• Get signed bid sheets
• Negotiate with Vendors to Control Costs
• Review EPO’s to Insure Continuing Improvement
• Managing Vendor Assignments and Capacities
• Market Benchmarks and Intelligence Gathering
• Manage Vendor Input on Product Selections
• Manage the Contracting of Vendors
• Master Contracts and Insurance Requirements
• Maintain Good Vendor Relationships
• Primary Contact for Vendor Payment Issues
• Address Vendor Performance Issues
• Mediate Builder/Contractor Conflicts
• Resolve Communication Breakdowns
• Manage Rebate Submissions
• Model Home Programs and Complimentary Products
Required Skills and Abilities:
• Strong negotiation skills
• Knowledge of residential construction concepts and practices
• Excellent communication skills
• Knowledge of and experience with Excel, Word, and Project preferred
Education/ Experience:
• Bachelor’s degree from a four-year college or university.
• 3-5 years of construction experience
• 2-5 years of purchasing experience
• Must have experience in Brix software
• Bilingual English/Spanish preferred
Physical Requirements/Working Conditions:
• Ability to travel the greater Austin area is required
