Purpose of Job
Provide overall management direction on complex electrical projects and analyze and develop new business opportunities relative to a particular client, group of clients, geographical area, or type of project (typically within the healthcare, higher education, manufacturing, rail).
Primary Responsibilities, but not limited to:
- Assume primary project leadership responsibilities for each assigned project in partnership with the designated project superintendent.
- Evaluate the scope of work. Plan, organize and staff key project positions through regional department heads, subordinate project managers, general superintendents, etc. Analyze project alternatives, such as material specifications and preliminary construction methods, to develop the optimal construction techniques for the project.
- Establish project objectives, policies, procedures and performance standards within the boundaries of GNS's corporate policy.
- Initiate and maintain liaison with clients and A/E contacts to facilitate successful construction activities.
- Negotiate, prepare and issue subcontracts in accordance with GNS.
- Monitor/control project development through administrative direction of on-site project superintendent. Prepare, issue and update master project schedule and variance reports to ensure project is built on schedule and within budget.
- Manage financial aspects of contracts (costs, billings, and collections) to maintain profitability goals and positive cash flow while simultaneously maintaining a positive relationship with client.
- Create a measurable budget and track cost through the life of the project in conjunction with the project superintendent.
- Control material purchases within budget through buyouts. Same for rentals.
- Ensure project document controls are in compliance with contract requirements and GNS Standards. Use GNS workbooks and SOPs for document control.
- Maintain project schedule and document delays in accordance with contract requirements.
- Manage risks. Assess alternatives to overcome system coordination issues. Investigate potentially serious situations to circumvent problems or promptly implement corrective measures as required. Create RFIs for clarification and actively pursue additional work through change orders.
- Attend Job Progress Meetings as required, develop and maintain viable long-term relationships with customers, consultants, general contractors and subcontractors.
- Supervise/mentor the work of other project managers and assistant project managers, when assigned.
- Perform additional assignments as requested/needed.
- Responsible for procuring (via tool manager Larry Mahon), transferring and logging all necessary tools for the project.
- Responsible for adhering to project specifications when procuring and installing materials.
- Responsible for the overall accuracy of all layouts, including BIM Coordination, 2D Shops, between the superintendent and BIM Coordinator/BIM Subcontractor.

Skills, Knowledge, Qualifications & Experience
- Extensive (15+ years) experience/knowledge of construction design, finance, and management
- Thorough understanding of corporate and industry practices, processes, standards, etc., and their impact on project activities
- Outstanding Project Management skills including but not limited to: Documentation, Cost Control, Procurement, Scheduling, Negotiation and Change Order management (including pricing)
- Superior communication and interpersonal skills (tact, diplomacy, influence, etc.)
- Exceptional organizational and documentation skills
- Advanced abilities in problem solving, scheduling, and cost control
- Excellent MS Office skills (Excel) and ability/drive to learn new software systems
- Ability to apply innovative and effective management techniques to maximize employee and project performance
Physical & Other Demands
- Ability to lift, push/pull, and hold/carry up to 15–25 lbs frequently, manipulated from ground-to-waist and waist-level positions
- Climbing: extension ladders and 3+ flights of stairs
- Standing: 1–3 hrs frequently; Walking: 1–3 hrs occasionally, on flat and rough terrain
- Sitting: 5–7 hrs continuously
- Stooping/kneeling/crouching/crawling: 0–5 times daily
- Reaching/handling/fingering: 50+ times daily
- Vision: peripheral vision, focus, color perception, and depth perception all essential
- Mental abilities: must understand and follow oral and written instructions, give instructions, and make decisions per established procedures
- Verbal abilities: communicates by phone/radio, with coworkers, supervisors, subordinates, and the general public; reading is essential to the job
- Numerical: must perform two-digit calculations mentally and calculations aided by a calculator or measurement device
- Spatial abilities: essential (e.g., blueprint reading)
- Manual dexterity: uses telephone, computer keyboard, calculator, copy machine, and fax machine
- Finger dexterity: essential — significant computer/electronic data-entry required
Work Environment
- Position requires working in all types of weather elements depending on job location, season, temperature, and conditions
- Must be willing to use construction site sanitary facilities
- Must be willing to work in restricted areas (switchgear rooms, manholes, utility tunnels, crawl spaces, attics, etc.)
- Must wear personal protective equipment (hard hat and safety glasses) at all times, and a respirator when required
- Must be willing to work 50+ hours per week and weekends as required, with the work day beginning at 6:30 am
- Must be able to work in a noisy environment
