Description

GSF Properties Inc. is looking for a Maintenance Technician II in Salinas, CA, come join a dynamic property management team!


In this role, you will perform a variety of maintenance functions throughout our Salinas community, including apartment turns, plumbing repairs, appliance installations, basic electrical work, and troubleshooting maintenance issues. You will be responsible for completing service requests and work orders in a timely and professional manner while maintaining residential common areas, office spaces, grounds, and parking lots. Your contributions will play a key role in ensuring the property is well-maintained and operated in accordance with ownership and management objectives.


This position is scheduled for Monday-Friday 8am-5pm. The pay for this position is $22.00 per hour and up based on experience. Must have valid CA license, and at least 2 solid years of apartment maintenance experience.


Key Responsibilities:

  • Complete apartment turns and prepare units for new residents.
  • Perform maintenance and repairs on plumbing, appliances, HVAC systems, carpentry, and basic electrical components.
  • Respond to and complete service requests and work orders in a timely manner.
  • Conduct routine inspections and preventive maintenance to ensure property standards are maintained.
  • Maintain the cleanliness, safety, and appearance of common areas, office spaces, grounds, and parking areas.
  • Assist in preparing vacant apartments to meet company quality and occupancy standards.
  • Respond to maintenance emergencies and participate in the on-call rotation as required.
  • Maintain positive relationships with residents, vendors, and team members through excellent customer service.
  • Assist with annual inspections and identify needed repairs or corrective actions.
  • Coordinate with management to schedule vendors and procure necessary supplies and materials.
  • Maintain accurate records of completed work, inspections, and repairs.
  • Report safety concerns, property damage, and lease or community rule violations as appropriate.
  • Ensure compliance with company policies, safety standards, and applicable regulations.
  • Support overall property operations by maintaining excellent curb appeal and resident satisfaction.
  •  Collaborate with the Resident Manager and Portfolio Manager to support day-to-day property operations and special projects as needed.

Requirements

Job Requirements for Maintenance Technician II:



  • Minimum of 2 years of apartment, residential, or commercial maintenance experience.
  • Working knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, and general maintenance practices.
  • Ability to diagnose maintenance issues and complete repairs safely, efficiently, and with minimal supervision.
  • Experience performing apartment turns and preparing vacant units for occupancy.
  • Strong customer service and communication skills with the ability to interact professionally with residents, vendors, and team members.
  • Ability to prioritize multiple tasks, manage competing demands, and complete work orders in a timely manner.
  • Basic computer proficiency and experience using work order or property management systems.
  • Ability to work independently while collaborating effectively as part of a team.
  • Availability to respond to after-hours emergencies and participate in on-call responsibilities as needed.
  • Valid California driver's license, reliable transportation, and proof of insurance required.

  • Ability to work a regular schedule of Monday through Friday, 8:00 a.m. to 5:00 p.m. and on call as needed basis 








Salary Description
22.00 per hour, plus benefits
