Position Summary:
The superintendent is primarily responsible for supervising and managing all aspects of production installations from planning to successful completion in their assigned neighborhoods. The superintendent ensures all installations meet company, state, and city quality and safety standards. In addition, superintendents are responsible for supporting the growth in knowledge and skills of the trainees or detail techs under their direct supervision.
Future Key Responsibilities:
- Supervise and manage all aspects of each assigned house.
- Develop as a multi-trade professional (as we expand) and apply this knowledge to ensure proper installations and passed inspections.
- Regularly walk each assigned house to check for progress and to prepare for inspection and/or completion.
- Perform basic repairs as needed during installation.
- Strategically adjust builder’s initial schedule of all stages using the company’s project management software, Unity.
- Schedule all non-material stages including, hot punch, etc.
- Supervise, coordinate and schedule the day-to-day responsibilities of trainees/detail techs and subcontractors.
- Maintain consistent and clear communication with subcontractors, detail techs and trainees about scope of work, deadlines, change orders, options, punch list, and/or other changes to the original project.
- Hold crews accountable to completing timely and quality installations that meet company standards, code requirements, and city requirements.
- Proactively communicate with builders regarding schedule adjustments, changes to project, inspections, quality of the work, punch list, and other aspects of the project.
- Interpret blueprints and pull tape.
- Maintain knowledge of the most common and most up-to-date state and city codes and requirements for each trade.
- When necessary, completes service calls.
- In close collaboration with the Development Department, train trainees to gain the knowledge and skills needed to advance from a trainee to a superintendent.
- Assist in the assessment of trainees as they demonstrate the expected knowledge and skills in their respective level of learning for each trade.
- Maintain proper documentation of all project-related paperwork through Unity.
- Maintain clear and consistent communication with supervisor regarding the progression of each job.
- Follow company protocols to report injuries, accidents, damage, and other events that require escalation and proper documentation.
- Collaborates with other superintendents, area managers, and production manager to analyze production outcomes and identify areas for improvement.
Physical & Work Environment Requirements
- Ability to perform the physical demands of the role, including:
o Working indoors and outdoors in varying weather conditions and extreme temperatures
o Climbing ladders and stairs; crawling, standing, bending, kneeling, and reaching
o Lifting, pushing, and pulling objects weighing 50+ pounds on a routine basis
Primary qualifications
- License preferred but not required; must be willing to obtain it as we expand.
- Must be willing to obtain a tablet, iPad preferred.
- Demonstrated ability to communicate consistently and effectively with supervisors, colleagues, builders, subcontractors and other stakeholders.
- Demonstrated ability to manage workload in a fast-pacing environment.
- Demonstrated ability to use job-related technology, Unity, Outlook, etc. with no guidance.
- Comfortable with conflict and difficult conversations.
- Demonstrated ability to adapt to new situations and changes.
- Demonstrated ability to listen to others and willingly consider and seek suggestions from others.
- Able to successfully fulfill responsibilities under little supervision.
- Strong problem-solving skills.
