We’re looking for a Janitorial Porter to join our team at Kissing Tree Master Community, a 55+ community in the Texas Hill Country featuring resort-style amenities and thoughtfully designed spaces where residents can connect, stay active, and enjoy community life.


In this role, you’ll help maintain the cleanliness, appearance, and readiness of the community’s amenities and shared spaces. You’ll also support community events by setting up and taking down tables, chairs, equipment, and other materials.

What You’ll Do


Maintain Clean and Welcoming Spaces

  • Clean and sanitize restrooms, offices, amenity areas, hallways, and other shared spaces
  • Sweep, mop, vacuum, dust, and clean floors, furniture, fixtures, and surfaces
  • Clean windows, glass doors, mirrors, and other high-touch areas
  • Empty trash and recycling containers and dispose of waste appropriately
  • Restock paper products, soap, and other janitorial supplies
  • Monitor assigned areas throughout the day and promptly address cleaning needs

Support Community Events

  • Set up tables, chairs, equipment, decorations, and other materials for community events and activities
  • Ensure event spaces are clean, organized, and ready for residents and guests
  • Take down event materials and return rooms to their standard setup following events
  • Assist with event-related cleaning before, during, and after community activities

Help Protect the Community’s Appearance and Safety

  • Pay close attention to details that affect the cleanliness and overall appearance of the community
  • Respond promptly to spills, special cleaning requests, and other immediate needs
  • Report maintenance concerns, safety hazards, damaged equipment, or supply needs to management
  • Operate cleaning tools and equipment safely and properly
  • Follow established safety procedures when handling cleaning products and completing assigned work

Provide Dependable Community Support

  • Complete assigned responsibilities independently and within established timelines
  • Maintain a professional and courteous presence when interacting with residents, guests, vendors, and team members
  • Work collaboratively with the community team to respond to changing priorities
  • Assist with additional porter, cleaning, event support, and community operations responsibilities as needed

What We’re Looking For

  • Previous janitorial, custodial, porter, housekeeping, facilities, hospitality, or similar hands-on experience is preferred
  • Strong attention to detail and pride in producing high-quality work
  • Dependable, punctual, and able to complete responsibilities with limited supervision
  • Ability to prioritize tasks and respond to changing community needs
  • Professional communication and customer service skills
  • Ability to work independently and collaboratively as part of a team
  • High school diploma or equivalent preferred

Additional Requirements

  • This is a full-time, onsite position based at Kissing Tree Master Community in San Marcos, Texas
  • Availability to work an opening or closing shift Monday through Friday and a midday Saturday shift
  • Community operating hours are Monday through Saturday from 10:00 a.m.–6:00 p.m. and Sunday from 12:00 p.m.–6:00 p.m.
  • Some evening, weekend, and holiday availability may be required based on community events and operational needs
  • Ability to remain active throughout the shift, including standing, walking, bending, and kneeling
  • Ability to lift, carry, push, or pull up to 50 pounds, including cleaning equipment, tables, chairs, and event materials
  • Comfortable completing work indoors and outdoors in varying weather conditions as needed
  • Ability to perform the essential responsibilities of the position, with or without reasonable accommodation
