What You’ll DoThe Senior Service (Maintenance) Manager is responsible for performing and overseeing the day-to-day maintenance operations of multiple properties to ensure that the overall physical aspects of the properties meet the Company’s established standards and any applicable laws. This position is also responsible for quality control, purchasing and supply management, budgeting, risk management, and managing direct reports.
Your day-to-day may include:
- Manage up to 3 properties and supervise the service teams’ work assignments
- Schedule, monitor, and/or perform preventative maintenance at assigned properties
- Coordinate the day-to-day maintenance operations of the properties
- Train and coach all maintenance team members
- Perform property inspections on a regular basis to maintain cleanliness and identify possible safety concerns
- Perform and oversee maintenance functions
- Participate in diagnosing problems and repairs for the property, which may include such areas as HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances
- Coordinate with Property Manager to determine and implement performance actions for maintenance team members, which may include raises, promotions, discipline, terminations, etc.
- Respond to on-call services during the assigned rotation, during emergency maintenance work, or as needed due to staffing shortages
- Manage vendor selection and vendor relations to ensure quality performance
- Ensure excellent customer service to prospective and current residents and promote quality living experience for all residents
What You Bring
- High School diploma or equivalent
- EPA (Type II) and/or HVAC and CPO Certifications (pool) are preferred if such certifications are applicable to property to be maintained
- 3-5 years of previous experience in property management maintenance, other building maintenance, or related trade is required
- Proven experience with hiring, training, and managing a team
- Ability to work weekends and non-traditional holidays, as needed.
- Must have reliable transportation to work.

The expected compensation range for this position is $36.00 – $38.00, which includes base pay plus variable incentive pay, if eligible. This range represents a good faith estimate for this position. The specific compensation offered to a candidate may vary based on factors including, but not limited to, the candidate’s relevant knowledge, training, skills, work location, and/or experience.
