Description

Position Purpose: The role is to oversee and maintain all building operating systems, manage vendor contracts and monitor performance standards, as well as perform maintenance tasks to ensure property is properly maintained. The primary responsibility of this position is to ensure the safety and security of the residents, guests and staff and to protect and maintain the physical assets of the property. This person is expected to function in a management position with the authority to set procedures within the department, develop and maintain maintenance schedules. The Facility Engineer works under the direct supervision of the on-site manager, and the general direction of the Property Manager and the HOA Board.

  

Key Responsibilities and Accountabilities:

  • Full-Time Monday through Friday On-call availability for emergencies and after-hours situations as needed.
  • Develop and manage preventative maintenance programs for building systems and equipment.
  • Inspect common areas, mechanical equipment, amenities, and building systems to ensure community standards are maintained.
  • Oversee repairs related to plumbing, electrical, lighting, carpentry, painting, doors, windows, access systems, and other building components.
  • Coordinate and manage third-party contractors and vendors to ensure quality work and compliance with community standards.
  • Assist in developing maintenance budgets and monitoring maintenance-related expenses.
  • Ensure compliance with OSHA regulations, safety standards, and local building requirements.
  • Maintain accurate service records, reports, inspections, and preventative maintenance documentation.
  • Respond to emergency maintenance situations and coordinate resolution efforts.
  • Partner with community management to develop long-term maintenance and capital improvement strategies.
  • Support resident satisfaction by ensuring service requests are handled professionally and efficiently.
  • Provide outstanding, friendly, timely and professional customer service to include, but not limited to management, homeowners, vendors, contractors, and the HOA Board.
  • Monitor and supervise common area HVAC, elevator, electrical, boiler/chiller and life safety systems maintenance with outside service providers.
  • Complete work requests in timely, efficient manner.
  • Prepare reports as required or requested.
  • Serve as an information resource about the building and its amenities.
  • Uphold and enforce Homeowner Association policy when necessary.
  • Attend meetings, mandatory training courses and certifications as required.
  • Exercise independent judgment and discretion to determine if association or homeowner is responsible for repair or solution to remedy problems (i.e. lock out, water leak).
  • Negotiates with vendors for goods and services, negotiating the best possible price and service guarantee based on budget and schedule. Should not sign actual contracts.
  • Maintain compliance with OSHA/TOSHA.
  • Maintain compliance with building codes to ensure firm maintains its quality and customer service standards.
  • Other duties as assigned.


Requirements
  • BS Degree in Business or related field and/or an additional 4 years of industry experience in lieu of degree.
  • Minimum 5 years of directly related maintenance experience in a multilevel building.
  • Strong knowledge of building systems, including electrical, plumbing, HVAC, mechanical, and general structural maintenance.
  • Experience implementing and managing preventative maintenance programs.
  • Ability to read and interpret technical manuals, plans, and maintenance documentation.
  • Strong organizational, communication, and problem-solving skills.
  • Proficiency with smartphones, email, work order systems, and basic computer applications.
  • Thorough knowledge of OSHA regulations and workplace safety practices.
  • Ability to manage multiple priorities while maintaining high service standards.
  • Valid driver's license and reliable transportation.
  • Ability to lift, carry, push, and pull equipment and materials as needed and safely work from ladders.
  • Plumbing, carpentry and electrical knowledge required. 
  • Computer and electronic hardware and software system experience required.  
  • HVAC certification preferred and must demonstrate experience and understanding of complex building systems.  
  • Must have physical ability to periodically use maintenance tools; lift 40-75 lbs; operate maintenance equipment and access all areas of the property. 
  • Be able to work independently. 
  • Strong interpersonal skills. 
  • Excellent verbal and written communication skills.
  • Ability to learn and use maintenance ticket software.

Preferred Qualifications

• Experience working in luxury condominiums, high-rise residential communities, hotels, or resort-style properties.

• HVAC Certification, CAMT, CPO, or other maintenance-related certifications.

• Experience with access control systems, life safety systems, and building automation systems.
