OVERVIEW
The General Contractor Superintendent will supervise construction job sites providing leadership to field staff and ensure successful completion of all trade work and adherence to safety standards. The Superintendent will work closely with Project Managers to ensure timely and quality completion of the project.
POSITION REQUIREMENTS
- Knowledge of job building sequence and scheduling
- Proficient in reading drawings
- Ability to coordinate all construction services and activities
- Experience in ground-up and TI work
- 5+ years of experience in commercial construction
- Knowledge of all aspects of construction (technology, equipment, methods, etc.)
- Ability to communicate effectively, both orally and written
- Proficiency with Procore
- Ability to use a computer, the internet, and email
PHYSICAL REQUIREMENTS
- Prolonged periods of standing and walking
- Must be physically able to climb ladders, bend, and crawl into awkward spaces
- Must be able to lift 50 pounds at a time
- Will require off-hours work to accommodate clients depending on the job

DUTIES & RESPONSIBILITIES
Management
- Review working drawings including architectural, structural, mechanical, civil, electrical, and landscaping plans with respect to details, buildability, alternative methods, conflicts, and dimensions.
- Review any project requirements from the client
Project manuals, safety, traffic control, meetings, documentation, security, etc.
- To be discussed at the formal estimating / operations turn over meeting if feasible.
- Review project with and above with PM
Initial site walk with PM
- Review the Building Specification to confirm material, subcontractor, and equipment criteria and identify potential project document conflict
- Review SOWs with PM before PM issues contract
- Produce three-week forecasts and weekly progress documents. Ensure photos are taken for project weekly
Review three-week schedule with PM before it is sent out every Thursday before 3pm
- Weekly owner / client update report
Review with project manager before it is sent on Fridays before 2pm
Subcontractor management
- Oversee an orderly system for maintaining project plans, communication, correspondence and subcontracts
- Set weekly on-site coordination / foreman meetings
Document discussions about meetings
- Daily review of scopes and troubleshooting with subcontractors
- Job site cleanliness
Subs responsibility to clean and superintendent's responsibility to enforce
- Document manpower
Deficiencies, competency, effectiveness
- Set daily expectations and confirm completion of expectations

- Manage inspections
- Maintain Procore documentation daily
Daily journal, daily photos, minutes, daily manpower log, issues and delays, RFI – communicate in writing, initiation and tracking

- Maintain a positive relationship with the client, focused on identifying the critical path necessary to meet the owner’s desired schedule.

Architect, Vendors, city officials, and client
- Job Site and Job Site Safety
- Review, coordinate, and implement the safety measures and applicable company programs, including toolbox talks, for the project required to conform with OSHA standards and to ensure a safe workplace, maintain and enforce quality cleanliness standards on site
- Conduct periodic project inspections with attention focused on owner’s concerns
- Monitor project labor productivity and keep the company informed of any deviations from the original budgets
- Review project construction documents and identify required material quantities. Monitor actual project material quantity requirements and keep the company informed of any deviations from the original budgets
- Completely review, coordinate, and implement the quality assurance program developed for the project
- Review approved project shop drawing and construction documents to coordinate between different disciplines the actual project layout and field conditions
- Review project punch list and oversee completion of all project disciplines necessary to receive a certificate of occupancy
- Maintain and manage the jobsite including trailer, signage, material staging, vehicle access, and temporary utility access.

Base Pay: Commensurate on experience
