 Position Title: Surface Landman - ROW Acquisition  

Location: Dallas and Midland, TX 


 Position Summary The Landman is responsible for the commercial negotiation and acquisition of surface rights, easements, leases, and rights-of-way. This role serves as the primary negotiator for assigned ROW projects and assists with related projects as directed. This role works closely with Business Development, Surface Land Management, Legal, Contracts Administration, GIS, and Operations.  


Key Duties and Responsibilities 

  •  Conduct title research to confirm surface ownership.   
  • Negotiate surface easements, leases, licenses, permits, and ROW agreements with landowners. Execute all surface transactions in accordance with company operating procedures, approval matrices, and contract workflows.   
  •  Ensure compliance with internal polices related to land access, construction approvals, surveys, and release to build processes.  
  •  Coordinate with Legal and Contracts Administration to ensure agreements confirm to approved templates and risk standards.   
  •  Work closely with GIS and Operations to ensure accurate mapping of easements and project infrastructure. 
  • Coordinate survey requests, construction timing, and operational access with land owners and internal stakeholders. 
  •  Provide clear documentation, summaries, and instructions required for contract setup, recording, and payment processing.  
  •  Maintain strong relationships with landowners, internal stakeholders, operators, and service providers. 
  •  Monitor market conditions, surface rates, and operator activity to support competitive deal terms. 
  •  Provide guidance to Surface Landmen and Land Associates supporting surface and ROW acquisition work. 
  •  Contribute to continuous improvement of operating procedures, template agreements, acquisition workflows, and best practices. 

 Required Qualifications 

  •  5 or more years of related experience in surface land and right-of-way acquisition.   
  • Strong understanding of surface easements and agreements. 
  • Demonstrated ability to negotiate complex surface agreements and manage multiple projects simultaneously.   
  •  County and TXDOT temporary and long term right-of-way acquisition experience preferred.  
  • Ability to travel regularly between Midland and Dallas and to other locations as required.
