Position Title: Construction Manager

Reports to: Operations Manager

Work Schedule: Full-Time

FLSA Status: Non-Exempt 


Position Summary: Aldevra is currently seeking a qualified Construction Manager to support the U.S. General Services Administration (GSA), Public Buildings Service (PBS) in Milwaukee, WI. We are looking for someone who brings a positive attitude, strong attention to detail, clear communication, and a willingness to jump in where needed. This position is contingent upon contract award.


DUTIES AND RESPONSIBILITIES

The essential functions include, but are not limited to the following:

  • Monitor the construction contractor’s work, schedule, progress, coordination, and compliance with the contract documents.
  • Inspect installation of forced-entry-resistant doors, frames, hardware, louvers, compression-framing window systems, and related security work.
  • Verify that materials and workmanship meet the drawings, specifications, GSA requirements, and applicable standards.
  • Pay particular attention to work in historically significant areas because the building is a Milwaukee landmark and is listed on the National Register of Historic Places. Replacement components need to remain consistent with the historic character.
  • Prepare or review construction cost estimates, including estimates associated with proposed changes or additional work.
  • Evaluate contractor proposals, quantities, labor, materials, and pricing when changes occur and provide recommendations to GSA.
  • Track whether construction is on schedule, identify delays or potential problems, and report them to GSA.
  • Help review and track contractor submittals, shop drawings, product information, requests for information, and other construction documentation.
  • Confirm the amount of work completed and assist GSA in evaluating contractor payment requests.
  • Participate in construction meetings, document project issues, prepare progress reports, maintain records, and communicate risks or deficiencies to GSA.
  • Ensure the building-hardening improvements are installed correctly and satisfy the project's forced-entry/security objectives.
  • Inspect completed work, identify deficiencies, verify corrections, and assist with project closeout and final documentation.
  • All other duties as assigned.

Requirements

Security Requirements:

  • Must be able to obtain a government badge.  

This position requires passing an extensive background check.


Mental and Physical Requirements:

This position includes office and field work, such as computer tasks, meetings, construction inspections, and coordination with contractors and project teams.

  • Able to walk around active construction areas, stand for periods of time, climb stairs or ladders when permitted, and bend or crouch to inspect work.
  • Wear required PPE such as a hard hat and safety vest and occasionally carry light equipment or documents.
  • May also need to work in areas with noise, dust, changing temperatures, and active construction activity.
  • Strong attention to detail, problem-solving, decision-making, organization, communication, reading and interpreting plans/specifications, basic math and cost-estimating skills, handling multiple tasks, and staying calm when construction issues come up.


Qualifications:

  • Bachelors degree in Construction Management, Civil Engineering, or a relevant field 
  • 5+ years of construction management experience 
  • Knowledge of construction safety, codes, and federal construction procedures
  • Experience with building-hardening/security projects, such as forced-entry-resistant doors, windows, frames, louvers, or other physical security improvements
  • OSHA 30 certified
  • Valid Real-ID state-issued driver's license
  • Excellent verbal communication skills and telephone manner
  • Excellent and accurate written communication
  • Familiarity with Windows operating systems; online calendars and cloud systems; intermediate to advanced skills Microsoft office products required
  • Excellent attention to detail; accurate data entry
  • Customer Focused and team-oriented work ethic
  • Able to multi-task efficiently and accurately, focusing on quality
