Description
Painter performs a wide variety of tasks, inclusive, but not limited to, completing apartment and building repairs and modifications generally associated with wall and ceiling surfaces and deficiences. Duties also include tasks such as cauking, grouting, popcorn ceiling, and ceiling tile replacement. Painter shall perform such tasks in a workmanship like manner in order to maintain a quality finish according to industry standards
- Daily routine to prepare for assigned tasks at assigned building(s).
- Maintain tools and supplies as needed.
- Monitor and respond to Real Page work order system and communicate with the Superintendent of Building & Grounds and/or Assistant Superintendent of Building & Grounds.
- Work cohesively with Building Manager, staff and residents.
- Be available to respond to “Emergency” conditions (snow removal, fires, floods, etc.) on request from the Superintendent of Buildings & Grounds and/or Assistant Superintendent of Building & Grounds.
- Keep all equipment, tools and supplies in good working order and accountability for supply requests and ordering.
- Responds to and initiates responses to assigned work in a timely manner and coordinates “special” assignments with the Superintendent of Buildings & Grounds and/or Assistant Superintendent of Building & Grounds.
Requirements
EDUCATION
- High School Graduate or Equivalent
- Experience with at least 1-3 years in trades including carpentry, painting, etc.
- Exhibit Management and Organizational skills.
- Exhibit knowledge of various trade capabilities and performance steps leading to quality work.
- Valid RI Drivers License.
- Reliable transportation.
EXPERIENCE:
- Working knowledge of various skills required to perform assigned tasks in all areas of residential improvements.
- Proper and safe use of power and hand tools are required to perform tasks assignments, including snow removal equipment.
- Conduct on-site inspections of vacant and occupied apartments, common areas, and hallways and offices to evaluate paint conditions, identify necessary surface preparation, and determine the optimal course of action for turnover or remediation.
Working Conditions:
- Work areas are generally well lit, however, some conditions may require additional use of lighting equipment. Work areas are generally free of obstructions, however, there may be conditions where modifications to the work area are necessary.
- Generally, conditions exist where a height extension is not necessary, however, there may be conditions that exist where use of height extenstions (ladders) are required.
- Traveling from one building to another depending on task assignment, exposure to various weather and driving conditions.

- Standing, bending, stooping, stretching and kneeling.

- Lifting from light to moderate (Heavy lifting requires assigned manpower of equipment).
