Amenity Manager

Reports to: General Manager - SilverLeaf Community


Position Summary

The Amenity Manager is responsible for the day-to-day oversight, programming, and operational excellence of community amenities across assigned First Coast CMS properties. This role ensures amenities are clean, safe, engaging, and aligned with resident expectations and brand standards. The Amenity Manager partners closely with property management, vendors, and residents to create a positive, hospitality-driven experience while maintaining budgets, schedules, and compliance requirements.


Key Responsibilities

Amenity Operations & Experience

Oversee daily operations of all assigned amenities (e.g., pools, fitness centers, clubhouses, lounges, outdoor spaces, dog parks, coworking areas).

Ensure amenities are consistently maintained, clean, safe, and operational according to company standards.

Develop and manage amenity schedules, hours of operation, and usage policies.

Serve as the primary on-site contact for resident amenity-related questions, concerns, and feedback.


Programming & Engagement

Plan, coordinate, and execute amenity programming and resident events that enhance community engagement and satisfaction.

Partner with marketing and property teams to promote amenities and events.

Track attendance and engagement metrics to continuously improve offerings.


Vendor & Budget Management

Coordinate with third-party vendors (e.g., cleaning, pool services, fitness instructors, event partners).

Monitor vendor performance and ensure service-level expectations are met.

Assist with budgeting, expense tracking, and invoice review related to amenity operations.


Safety, Compliance & Risk Management

Ensure compliance with local, state, and company safety regulations (including pool safety and access controls).

Conduct routine inspections and report maintenance or safety issues promptly.

Enforce amenity rules and policies in a professional and resident-focused manner.


Team Collaboration & Reporting

Collaborate with Community Managers, Leasing, Maintenance, and Regional teams to ensure a seamless resident experience.

Maintain accurate records, schedules, and reports related to amenity usage, incidents, and events.

Provide regular updates and insights on amenity performance and resident feedback.

Requirements

Qualifications

Required

High school diploma or equivalent.

2+ years of experience in property management, hospitality, community management, or amenities/programming roles.

Strong customer service and interpersonal skills.

Ability to manage multiple priorities in a fast-paced, resident-facing environment.

Proficiency with basic technology systems (property management software, scheduling tools, Microsoft Office or Google Workspace).


Preferred

Experience in multifamily, mixed-use, or hospitality environments.

Event planning or community engagement experience.

CPR/AED certification or willingness to obtain.

Knowledge of pool and fitness center operations.


Physical & Work Requirements

Ability to walk properties and amenities regularly.

Ability to lift up to 25 lbs occasionally.

Flexible schedule, including some evenings and weekends for events or amenity coverage.
