The Position: The Maintenance Technician is largely responsible for maintaining a student housing property. This individual will perform general repairs, support preventative maintenance efforts, and ensure the property operates at a high level for residents. A successful Maintenance Technician will provide exceptional customer service, be organized and innovative in their approach, and understand this role is critical to the function and reputation of the property.
The Property: The Quarters Starkville is a garden-style student housing community in Starkville, Mississippi, designed to serve students attending Mississippi State University. The 156 unit, 480 bed community offers 2 and 4-bedroom units with amenities that include a newly renovated fitness center, upgraded swimming pool, a grilling station, and much more. The Quarters provides team members with opportunities to develop and grow their careers while delivering an unmatched living experience for our residents.
This is a full-time position working a standard schedule, Monday - Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs.
The compensation range for this position is $15.94 - $19.92 per hour plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties
- Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good.
- Maintain exceptional curb appeal by conducting daily property walks alongside the maintenance team to identify improvement areas and clean and maintain the grounds.
- Perform general repairs in apartment units, common areas, and on building systems, including but not limited to electrical, plumbing, HVAC, appliance, and drywall work.
- Support maintenance efforts relating to the annual turnover and make-ready process including:
- Furniture removal and installation
- Leadership of additional temporary staff members
- Meet company standards relating to customer service, work order completion, and overall property function.
- Work with vendors and contractors to ensure the completion of quality product and overall service.
- Respond to after-hours emergency issues and fulfill the required on-call schedule.
- Support the Maintenance Manager with the property preventative maintenance program.
- Attend regularly scheduled team and 1:1 meetings to stay up to date on general property operations.
- Clean, organize, and maintain the maintenance area, including tools, equipment, materials, etc.
- Maintain a professional appearance and adhere to the company dress code at all times.
- One or more years of experience in building maintenance – student housing experience is a plus.
- Experience with appliance and HVAC repair is preferred.
- Working knowledge of pool service and maintenance preferred. Certified Pool Operator (CPO) certification is preferred or may be required upon hire, dependent on the property and local laws.
- A valid driver’s license is required.
Knowledge, Skills, & Abilities
- Ability to troubleshoot and find innovative solutions to maintenance issues.
- Exceptional customer service and communication skills.
- Basic computer skills, including the ability to use property management software, email, and mobile devices to receive and complete work orders.
- Possess a high level of integrity and professionalism.
- Experience with Entrata software or a similar property management/work order system is preferred.
- Ability to pass a criminal background check.
- Ability to bend, kneel, stoop, reach, stand and be physically active for extended periods.
- Ability to lift up to 50 pounds.
- Ability to work in hot, cold, and wet environments.
- Ability to work independently.
- Ability to fulfill on-call duties as assigned.
- Ability to work extended hours during the turnover period, including nights and weekends.
This role is based fully in-person and requires daily onsite presence.
