Position Summary
MAY Management is seeking an experienced and dependable Assistant Maintenance Supervisor to support the daily maintenance operations at Marina Grande. This position is ideal for a hands-on maintenance professional who is comfortable performing repairs, assisting with the direction of maintenance staff, and stepping into a leadership role when the Maintenance Supervisor is unavailable.
The Assistant Maintenance Supervisor will help ensure the property remains safe, clean, functional, and well-maintained while providing support with work orders, inspections, preventative maintenance, staff scheduling, inventory, and day-to-day property operations. This is a hands-on position that requires someone who can troubleshoot problems, prioritize competing needs, and work effectively as part of a maintenance team.
Essential Duties & Responsibilities
- Assist the Maintenance Supervisor with the daily operations of the property's maintenance department.
- Step in for the Maintenance Supervisor when needed to ensure the property remains safe, functional, and properly maintained.
- Perform hands-on repairs, troubleshooting, and general maintenance throughout the property.
- Assist with leading, training, scheduling, and directing maintenance staff.
- Help prioritize daily maintenance needs and ensure work is completed efficiently and to a high standard.
- Monitor, assign, and complete work orders while following up to ensure resident and property needs are addressed promptly.
- Troubleshoot and repair building systems, equipment, fixtures, and other property-related maintenance issues.
- Conduct regular property inspections and identify maintenance, safety, and operational concerns.
- Help enforce property safety procedures and ensure maintenance activities are performed in accordance with established safety standards.
- Assist with preventative maintenance programs and ensure equipment is routinely inspected and serviced.
- Track maintenance supplies, tools, and equipment; maintain appropriate inventory levels and assist with ordering parts and supplies as needed.
- Communicate maintenance issues, project updates, and property concerns to the Maintenance Supervisor and management team.
- Assist with coordinating vendors and contractors when specialized repairs or services are required.
- Respond to urgent maintenance issues and participate in after-hours/on-call shifts as needed.
- Maintain a professional and service-oriented approach when interacting with residents, staff, vendors, and management.
- Perform other duties and responsibilities as assigned.
Qualifications
- Previous experience in building maintenance, facilities maintenance, property maintenance, or a related field.
- Prior leadership, lead technician, or supervisory experience is strongly preferred.
- Strong hands-on mechanical, electrical, plumbing, HVAC, and general building maintenance skills.
- Ability to troubleshoot problems, identify the cause of maintenance issues, and determine appropriate solutions.
- Strong organizational and time-management skills with the ability to prioritize multiple work orders and property needs.
- Ability to lead and work effectively with a maintenance team.
- Strong communication and interpersonal skills.
- Ability to work independently while also supporting the Maintenance Supervisor and property management team.
- Must be comfortable working on your feet, performing physical maintenance tasks, and responding to urgent issues when necessary.
- Ability to work a flexible schedule and participate in after-hours/on-call rotations.
Preferred Qualifications
- Experience working in a condominium, HOA, apartment, resort, or large residential community environment.
- Experience working with building systems and preventative maintenance programs.
- HVAC, electrical, plumbing, pool, or other relevant technical certifications are a plus.
- Previous experience supervising or training maintenance personnel.
Schedule & Working Conditions
This is a full-time, hands-on maintenance leadership position. The Assistant Maintenance Supervisor will primarily work on-site and must be available to assist with urgent maintenance needs, including participating in an after-hours/on-call rotation when required.The position requires regular movement throughout the property and the ability to perform physical maintenance tasks, including lifting, bending, climbing, reaching, and working in various indoor and outdoor conditions.
