Heartline Staffing is recruiting a Project Manager for a full-time, onsite commercial construction opportunity in Tualatin, Oregon. This mid-senior-level position manages commercial construction projects from conception through completion, with responsibility for project budgets, schedules, contracts, subcontractors, documentation, client communication, cost projections, quality and overall project execution.

The ideal background is commercial construction involving projects such as office buildings, hotels, assisted living facilities, schools and other commercial environments. Multi-family construction is specifically excluded from the target experience for this opportunity.

COMPENSATION
• $75,000-$115,000

PROJECT MANAGEMENT
• Oversee construction projects from conception through finished structure
• Interface with construction professionals and clients on a day-to-day basis
• Create and update project budgets
• Create and update project schedules
• Identify and respond to potential project issues to minimize negative impacts and support jobsite safety
• Manage multiple project responsibilities while adapting to changes, delays and unexpected events

ESTIMATING & COST MANAGEMENT
• Estimate construction-management and self-perform work items
• Prepare and submit project billings to clients
• Review and approve vendor and subcontractor payments
• Prepare and submit cost projections
• Maintain effective cost and risk management throughout the project lifecycle

CONTRACTS & SUBCONTRACTORS
• Review and negotiate with vendors, suppliers and subcontractors
• Prepare and present project proposals, clarifications, alternates and value-engineering options
• Support negotiations involving owner contracts
• Review and process subcontracts and subcontractor change orders
• Review and process change proposals and owner change orders

CONSTRUCTION DOCUMENTATION
• Read blueprints, structural drawings and plan sets
• Review and process submittals and RFIs
• Author project meeting minutes
• Maintain accurate project documentation and communication

CLIENT & PROJECT TEAM COORDINATION
• Conduct onsite meetings with clients, architects, subcontractors and construction crews
• Collaborate with architects, subcontractors and construction teams to ensure project feasibility
• Communicate project information clearly and professionally with customers and stakeholders
• Support quality-control and punch-list processes
• Assist with marketing and business-development efforts

LEADERSHIP
• Directly supervise Project Engineers within the Construction Services Department
• Support interviewing, hiring and training activities
• Plan, assign and direct work
• Support performance management and employee development
• Address concerns and assist with problem resolution

Requirements

• 3-5 years of related experience and/or training, or an equivalent combination of education and experience REQUIRED
• Commercial construction experience REQUIRED
• Ability to manage construction projects from conception through completion REQUIRED
• Ability to read blueprints, structural drawings and plan sets REQUIRED
• Knowledge of construction materials, processes, terminology and equipment REQUIRED
• Project budgeting, scheduling and cost-management capability REQUIRED
• Ability to work with vendors, suppliers and subcontractors REQUIRED
• Strong verbal and written communication skills REQUIRED
• Ability to multitask and work independently REQUIRED
• Microsoft Outlook, Word, Excel and Project knowledge REQUIRED
• Bluebeam knowledge REQUIRED
• Ability to work onsite in Tualatin, OR REQUIRED

COMMERCIAL CONSTRUCTION EXPERIENCE
Target backgrounds include commercial construction such as office buildings, hotels, assisted living facilities, schools and comparable commercial projects.
Multi-family construction experience is not the target background for this position.

PREFERRED
• Viewpoint and/or AIA Construction Software knowledge
