If so, GSF Properties Inc. is looking for an experienced Maintenance Technician Lead to join our team in Hanford, California.
As a Maintenance Lead, you will oversee daily maintenance operations, including repairs, preventative maintenance, apartment turns, and resident service requests. You will support vendor coordination, assist with property operations, and help train, mentor, and lead the maintenance and grounds teams while ensuring a high-quality resident experience.
Compensation & Schedule
- Pay: 25.00-28.00 per hour, plus benefits (based on experience)
- Schedule: Monday-Friday, 8:00 AM-5:00 PM
- Participation in an on-call rotation as needed
Key Responsibilities
- Perform routine maintenance, repairs, and troubleshooting for apartment homes, common areas, and building systems.
- Complete resident service requests in a timely, professional, and customer-focused manner.
- Execute preventative maintenance programs to ensure the safety, functionality, and appearance of the community.
- Coordinate and assist with apartment turns, including inspections, repairs, and unit readiness.
- Support daily maintenance operations and help prioritize work orders and team assignments.
- Coordinate with vendors and contractors to ensure quality work and timely completion of projects.
- Monitor and maintain compliance with company policies, safety standards, and applicable regulations.
- Assist with inventory management, purchasing, and maintaining maintenance supplies and equipment.
- Train, mentor, and provide guidance to maintenance technicians and grounds team members.
- Lead by example, promoting teamwork, accountability, safety, and exceptional resident service.
- Assist the Community Manager and Regional Supervisor with operational needs, property projects, inspections, and special initiatives as needed.
- Participate in the on-call rotation and respond to after-hours maintenance emergencies as required.
- Identify opportunities to improve property appearance, efficiency, and overall operations.

Job Requirements - Maintenance Technician Lead
- Minimum of 5 years of apartment maintenance experience required.
- Must have been in your current role for at least one (1) year and be in good standing.
- Previous experience in a lead, senior technician, or supervisory maintenance role preferred.
- Strong understanding of apartment community operations and property management maintenance practices.
- Technologically proficient with the ability to use maintenance software, mobile devices, and web-based applications.
- Hands-on experience in carpentry, plumbing, electrical repairs, appliance repair, HVAC, and general maintenance.
- Extensive knowledge of HVAC systems, plumbing, electrical systems, appliance troubleshooting, carpentry, and building maintenance.
- Proven ability to diagnose, troubleshoot, and resolve maintenance issues independently.
- Experience completing apartment turns (make-readies), preventative maintenance, building inspections, and resident service requests.
- Ability to coordinate vendors, oversee projects, and support daily maintenance operations.
- Experience training, mentoring, and developing maintenance technicians and grounds team members.
- Strong knowledge of workplace safety procedures, OSHA standards, and maintenance best practices.
- Excellent customer service, communication, leadership, and organizational skills.
- Self-motivated with the ability to prioritize tasks, manage multiple projects, and work independently.
- Willingness and ability to participate in an on-call rotation and respond to emergency maintenance requests as needed.
- Valid driver's license, reliable transportation, and current automobile insurance required.
- Availability to work a Monday through Friday schedule, 8:00 AM to 5:00 PM (40 hours per week).
