Purpose Of Position 


Reporting to the General Counsel, the Transaction Coordinator will be responsible for all acquisition, disposition, and refinance transaction work. In addition, they will work with our General Counsel on document drafts and reviews along with our Asset/Property Management and Operations teams. The incumbent will communicate directly with the Executive team and be relied on to cover a wide swath of responsibilities ranging from transaction management, basic analysis, paralegal work, and investor relations. The position involves a high level of project management and the ability to interact with internal and external resources to complete tasks. An ideal candidate will be proactive, will possess a strong attention to detail without compromising efficiency, and will be able to independently tackle and resolve complex issues in our fast-paced, ever-changing environment.


Job Duties/Responsibilities

  • Manage Acquisitions/Dispositions/Debt Offerings/Refinances/Internal Processes. 
  • Assist executive team in preliminary research and analysis of potential acquisitions/dispositions/debt offerings/refinances/new investment vehicles. 
  • Coordinate property inspections with vendors, lenders, and internal staff.
  • Procure third party reports for property due diligence. 
  • Work with escrow, lender, and legal team to ensure all transaction documentation is signed and delivered to appropriate destinations.
  • Inventory due diligence materials to ensure team has all adequate resources to perform a thorough due diligence review.
  • Maintain and report compliance of legal entities under CIRE’s umbrella.
  • Perform ad-hoc financial analysis as requested by management (ex. CAM pools, Repair reimbursements).
  • Inventory and abstract all due diligence materials received from Seller and report findings to executive team.
  • Assist Financial Analyst in due diligence review.
  • Work with Acquisitions & Legal teams to ensure lender requirements are satisfied.
  • Work with escrow, lender, and legal team to ensure all transaction documentation is signed and delivered to appropriate destinations.
  • Work with Asset Management, Property Management and Accounting teams to ensure smooth transition in on-boarding or disposing of an asset.
  • Assist Legal team in document review and drafts as required.
  • Manage the legal department cloud-based file storage system.
  • Perform notary services as needed.
  • Be a friendly and familiar face to everyone and always be willing to help as needed.
  • Other duties and projects as assigned. 
Requirements

  • Excellent grasp of legal and real estate vocabulary.
  • Highly proficient in commercial real estate transaction documents and process.
  • Ability to read and interpret legal documents such as commercial leases, CC&R’s, listing agreements, management agreements, loan agreements and service contracts.

Job Experience Qualifications

  • 3+ years of experience as a commercial transaction coordinator, project manager, paralegal, or similar role performing duties described. 
  • Intermediate to advanced computer skills, including high proficiency with Microsoft Office Suite. 
  • Experience with Podio MRI is a plus.

 Reporting Structure: This position reports to General Counsel.

  • Maintain and adhere to strict deadlines of transactions with high level of accuracy through attention to detail and a thorough review of contracts, vendor management, and due diligence material review.
  • Efficiently and accurately perform document review and drafting utilizing internal and external resources to complete tasks.

  • Proactively look to assist team members in increasing their efficiency through assistance and taking on special projects. 

 Additional Details

  • Location: Desired location for candidate is San Diego, CA. The company also has offices in Los Angeles and Phoenix, AZ. Candidates in those areas are encouraged to apply.  
  • Work Environment: The company is currently working primarily remotely; however, it is planning to have people back in the office in some capacity as pandemic restrictions ease. The company is evaluating flexible work arrangements long-term, though candidates should expect to spend some portion of their work time in the office.
