Purpose: To spearhead the planning and execution of attraction/exhibition projects, from soup to nuts. 

Location: Santa Fe, NM.

The Senior Vice President, Project Management,  is the leader of the  project management, controls and delivery team. This individual is responsible for the development, planning, execution, and closeout of all aspects of the delivery/construction/facility program throughout the project lifespan. They will be responsible for building a Project management organization for Meow Wolf including Design, Project Management, Estimating, Planning, and strategy building for scaling the organization.  Meow Wolf is planning an aggressive road map that will need the strategic growth to support and design a division that can sustain the execution of multiple attractions/exhibitions domestically and internationally.  


Reports directly to the C-Suite leader of the Exhibitions Division, the division responsible for the Creative, Design, Production and Construction of all Projects at Meow Wolf. 


To be successful in this role…

  • You bring  15+ years experience as a project manager in themed entertainment or related field in the Arts and Entertainment industry. 
  • You come with previous experience in an executive role leading Project Management Teams and implementing sound process for these teams.
  • You bring experience working in or around a themed entertainment construction business or at a construction company
  • You will develop and manage a Project Design and Implementation process
  • You have experience in the management of design and execution of a Creative Entertainment Product
  • You come with excellent presentation skills
  • You bring real estate development experience
  • You must be able to work effectively and efficiently with deadlines and a schedule dependent on the needs of the project 
  • You hold Experience in understanding Proforma’s and risk analysis.
  • You must be flexible, innovative, and adaptable based on the needs of a dynamic work environment.
  • You must be self-motivated with a strong attention to detail while managing multiple projects at the same time.
  • You bring experience collaborating with diverse teams
  • You are a proficient user of Google Suite and Microsoft Office
  • You come with experience with MS Projects or Primavera; project management software is a plus
  • You possess excellent communication, budgeting and time management skills
  • You hold a valid driver’s license and must be willing to travel frequently
Requirements


How you will do it…

  • Create a Project Management organization within Meow Wolf that will define the growth of the division, and strategize the long term development of the delivery process for all Meow Wolf Physical Exhibitions.
  • Serve as senior leadership for the Design, Controls, and CM divisions of Meow Wolf. 
  • Supervise multiple direct reports, and be responsible for managing the delivery organization.
  • Develop construction project schedule, thereby establishing critical path tasks to ensure schedule compliance, and proper communication with contractors to achieve the desired completion date with an eye towards risk mitigation.
  • Manage all estimating tasks within a project from the Bluesky estimate to the closeout estimate.
  • Develop a MW Team from Project Coordinators to Senior PM’s as well as the Construction and Delivery Teams.
  • Develop best practices for the PM Organization.
  • Establish relationships both US and Globally from AOR’s to GC’s and other specialty Vendors.
  • Manage relationships with external construction project stakeholders including general contractor, developer, architects, and owner’s representative on behalf of the project/company.
  •  Along with Architect of Record, serves as primary project contact for project/company with the city and any local authorities.
  •  Track construction costs and contract management for GC throughout project duration.
  •  Work closely with Architect of Record to ensure coordination of exhibition designs with permit and pricing design sets.
  • Be responsible for the Internal Design Managers preparation of design/construction documents, coordinating with the Project Architect and contractors as needed to maintain project schedules, budgets and other deliverables.
  • Be responsible for all aspects of project construction and exhibition facility integration in collaboration with and/or serving as owner’s representative.
  • Travel regularly to site location for site visits with PM Teams, as well as meetings with city reviewers, general contractor, architects and other local stakeholders during core & shell construction; position temporarily relocates to city of site location once TI is underway.
  • Develop, review, coordinate and approve contracts and change order requests pertaining to scope (along with senior leadership as required).
  • Build, manage and oversee budgets related to construction and infrastructure contractors, building costs, insurance and FF&E.
  • Oversee, maintain and manage cash flows per quarter for the projects.
  • Work with internal and external partners to develop exhibition designs and facility plans that lessen operational impact, and negotiates with partners to implement projects in the most cost effective manner.
  • Coordinate the receipt, storage and installation of FF&E items during install phase.
  • Hire and Manage assigned third party construction manager(s) and consultants.
  • Provide updates to senior leadership as required.
  • Work closely with Show Manager responsible for theming contractor scope, overseeing integration of theming scope with construction and building systems.

Work Environment and Physical Demands

This role will be based in Santa Fe, NM, with the option to be hybrid offsite/onsite. This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and scanners.

While performing the duties of this job, the employee is regularly required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Travel
Frequent travel will be required between Santa Fe, NM, and Denver, CO, worksites.
