The Real Estate Investment Analyst position will be an integral part of Brinkman Real Estate as a member of our Acquisitions and Business Development team. The ideal candidate will be experienced in analysis and underwriting, providing creative and strategic contributions to our robust pipeline of multifamily and opportunistic acquisition deals. Through their experience, this person will help us develop the business plan of projects and determine if the desired returns can be met. This is a highly critical role supporting the Chief Acquisitions Officer throughout the entire underwriting process and full life cycle of the asset. A successful candidate will be passionate about ensuring complex models are thorough and accurate to help determine the business plan feasibility and operating strategy for new acquisitions. 


  • Lead initial project feasibility analysis for acquisition and development opportunities.
  • Compile rent and sale transaction comps for the properties we are underwriting.
  • Develop and maintain operating expense databases tracking historical property data and project figures for generation of company metrics to be used in underwriting. 
  • Lead debt scenario options and analysis to optimize cash flow and returns.
  • Calculate waterfall and distribution scenario analysis. 
  • Create modeling tools and resources for cross-functional use.
  • Review market and other relevant data for project opportunities.
  • Conduct real estate market research to inform real estate decisions and market analysis. 
  • Assist with market intel update presentations.
  • Provide support to the marketing and finance teams for lender and investor summaries ensuring data integrity.
  • Produce written summaries of terms and analysis for use in packages and communications.
  • Create and analyze asset management models including hold vs. sell analyses, refinancing analyses, capital investment ROI, etc.  
  • Conduct sensitivity analysis exercises to “stress test” projects and project structures. 
  • Contribute to asset revenue and operating strategy assumptions.

  • Bachelor’s Degree in Real Estate, Finance or Economics. 
  • Proficiency in Microsoft Excel and other financial modeling techniques. 
  • Problem-solving and analytical skills with the ability to take ownership of projects with high-quality results.

  • Underwriting of other real estate asset classes ideal. 

While this position will be based in Denver, there are occasions where further travel to Fort Collins and throughout the Mountain States may be required.

Salary Description
$65,000-$75,000; potential 10%-20% of base bonus
