Job Title: Real Estate Manager

Quick Quack Car Wash is looking for a smart, kind and driven Real Estate Manger to join our fun and family oriented team! The Real Estate Manager will partner with other Development Team members to optimize the real estate market through potential new site development opportunities in an assigned geographical area. The primary objective is to align with the company goals and strategies to expand the brand while finding sites that maximize ROI. This person will be responsible for all real estate activities within the area assigned. Critical customers for this person are the Operations team, company leadership and the Development Team. 

Essential Duties and Responsibilities:

  • Works in collaboration with the Development Team members and all other company. departments in a Team environment.
  • Collaborates with a network of local brokers and developers to increase site inventory. 
  • Gathers and analyzes information relative to the potential sites in the market.
  • Partners with Construction teammate to analyze sites and assess their feasibility.
  • Maintains a database of company real estate information with accuracy.
  • Strategically focuses in multiple markets using industry standard tools.
  • Prioritizes actions in a market to maximize potential new sites.
  • Uses company information and Site Development Standards to analyze new sites and propose high quality development opportunities.
  • Proactively identifies potential opportunities for income potential in existing real estate assets. (e.g., marketing excess real estate, pylon sign opportunities, cell towers, billboards.)
  • Provides assistance in property management issues at existing locations.
  • Provides market analysis for potential improvements at existing locations to maximize ROI.
  • Assists in the development of the annual goal plan for the company, and administers the plan.
  • Works with the best location and best value for all real estate transactions in mind.
  • Monitors and drives the flow of real estate transactions by managing and coordinating the efforts of other teammates, both internal and external.
  • Performs Real Estate contract review, submittal and negotiation.
  • Prepares site packages for review and ultimate approval.
  • Works with Construction teammate to research, review and analyze property zoning and to secure all required approvals for projects including municipal requirements.
  • Teams with the executive team to develop a company-wide vision of future expansion.
  • Attends periodic meetings with the Development Director and reports on progress on sites and projects.
  • Effectively tracks work so that it can be available weekly to present.
  • Performs other related duties as assigned. 



Qualifications and Requirements:

  • Excellent verbal and written communication skills. 
  • Excellent organizational skills and attention to detail.
  • Minimum of 5 years in a Retail Real Estate Role.
  • Bachelor’s degree in Land Use, Business Administration, Accounting, Real Estate, Finance, or related field OR appropriate experience in the same field.
  • Comprehensive understanding of Title and Survey.
  • Extensive title and survey experience (very critical).
  • Extensive Knowledge of the Retail Real Estate and Construction industry and practices.
  • Extensive contract negotiation experience.
  • Proficient in Microsoft Office Suite or related software.
  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
