General Position Summary:

This position has primary responsibility for developing and maintaining detailed financial models and pro forma analyses related to the acquisition and disposition of existing assets and ground-up development, equity and debt structuring, assisting with the review and management of legal documents including loans, joint ventures, and purchase and sale agreements and preparation of documents and presentations for communication to company management, partners, investors, and lenders. The Analyst’s primary duties will include preparation and administration of financial pro forma cash flow analyses and budgets, macro and micro economic market research and analysis, review capital markets analysis, and confirmation of property-level lease information, and will include some elements of project management. Note: The specific duties of this position vary with market conditions and the point of where the asset is in its life cycle.


Essential Functions/Major Responsibilities

Support the acquisition, development, asset management, and disposition of real estate investments, including debt and equity sourcing and structuring with minimal oversight. 

  • Prepare and/or update detailed financial analyses with some oversight.
  • Prepare and update capital and real estate market research at the macro and micro levels with some oversight.
  • Perform analysis and evaluation of submarkets, competitive set and prospective tenants with some oversight.
  • Analyze various distribution waterfall promote and split structures with joint venture equity participants with some oversight.
  • Need to be able to calculate relative economics of different structures and make recommendations.
  • Assist in the creation of marketing packages to present to prospective lenders, equity partners and buyers of real estate.
  • Create and maintain analyses of market rents, comparable lease and sale transactions, competitive supply, market vacancies, and other information, as requested.
  • Assist with the preparation of contracts, letters of intent (for loans, joint ventures, purchases or leases) and internal approval memos.
  • Prepare and administer pro forma, project budgets, cash forecasts and monthly reports.
  • Oversee due diligence process, managing transactions including all ancillary documents and exhibits for loans, joint ventures and sales with some oversight
  • Identify and research consultants for specific tasks as needed. 
  • Develop relationships with leasing, investment, and loan brokers to obtain information that is accurate and timely, as requested.

Requirements

Specific Job Skills:

  1. Excellent working knowledge of Microsoft Office including PowerPoint, Excel, and Word. Knowledge of Microsoft Project is preferred.
  2. Experience creating and modifying financial analysis using Excel and Argus.
  3. Strong analytical and knowledge of real estate finance.
  4. Strong business writing and presentation skills.
  5. Ability to read, write and speak English.
  6. Ability to be productive in a project-team environment.
  7. Ability to multi-task and shift focus quickly to meet company priorities, which may change frequently, and the ability to meet deadlines and peak workload requirements.
  8. Demonstrated project management and leadership ability, interpersonal and written communications skills. 
  9. Demonstrated ‘self-starter,’ high quality work ethic, strict attention to detail, and a high level of integrity and energy.

Education and Experience

  1. Bachelor’s degree required, ideally in business, finance or real estate.
  2. One to three years of experience in a similar position in commercial real estate or a related field.
  3. Experience working with or for an investment fund preferred.

This position deals with a wide diversity of work situations. Incumbent must deal with continual interruptions, requiring a high degree of flexibility. Work requires extensive telephone and PC use.
