Position: Assistant Property Manager, Crosstown

Reports To: Crosstown Senior Property Manager 

Hours: 40/week



Position Summary:

Responsible for working with the Property Manager (PM) in the management of Crosstown Concourse in accordance with the terms of the property’s management agreement. Demonstrate regular use of judgment and discretion to solve problems and/or resolve issues, serve as tenant liaison in the buildings, and maintain a high level of tenant and client satisfaction. Scope of authority and duties will change according to the needs of the management team as determined by the PM.


Responsibilities:

• Ensure compliance with Property Management Policies and Procedures, contractual obligations and standards, codes, regulations, and governmental agency directives

• Administer tenant lease agreements, including abstracting new leases, reconciling operating expenses, and ensuring that the terms of the lease are being adhered to both by the tenant and property management

• Coordinate tenant move-ins and move-outs

• Work with various vendors including janitorial, HVAC, landscaping, pest control, security, and low-voltage/IT to ensure services are delivered and maintenance and repair projects are completed properly.

• Perform property and grounds inspections

• Coordinate and track tenant requests, including requests for above standard work.

• Complete administrative tasks including certificate of insurance (COI) tracking, processing invoice payments, tracking billbacks/reimbursements from tenants, sending rent statements, and assisting with collection efforts.

• Assist the PM and maintenance team with coordination and oversight of tenant and building construction projects

• Recommend and/or approve alterations, maintenance, and repairs as necessary. 

• Provide and foster positive relationships with tenants, clients, and co-workers.

• Supports property leasing in collaboration with leasing team and property manager to achieve client’s goals and objectives


Requirements

• Bachelor's degree in Business Administration or related discipline preferred

• 3+ years of real estate property management or related experience

• CPM, RPA, RAM or CSM designation/candidacy is a plus

• Experience working in mixed-use commercial development preferred

• Experience using a work order system or similar task-tracking software preferred

• Strong knowledge of finance and building operations

• Ability to analyze, prioritize and delegate

• Ability to effectively manage a team of professionals, including both employees and vendors

• Previous experience in analyzing and/or negotiating commercial lease and/or vendor contract language

• Advanced knowledge of Microsoft Office Suite

• Experience using Yardi or comparable accounting software required


Work Environment:

This job operates in a professional in-person office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and radio equipment.
