Jacobsen|Daniels is seeking a Project Manager with demonstrated construction experience to support a variety of projects at the Detroit Metropolitan Airport in Detroit, MI. Candidates should be self-motivated critical thinkers and have the capacity to work within a fast-paced environment. Successful candidates will be capable of working individually and in team environments. Strong oral communication skills, including the capability to understand and follow oral and written communication, are also required.


The Project Manager has primary responsibility for and leads overall project performance including, costs, schedule, quality, and project status. This position involves liaison with company Clients, design teams, general contractors, airport management and staff, and key stakeholders. Additionally, the Project Manager is responsible for the management of the technical and financial aspects of the contract.

Requirements

Responsibilities:


The Project Manager will report to the Director – Program & Construction Management and will share and support the following responsibilities:

  • Overall accountability for the planning, design, permitting, construction, and turnover of construction projects.
  • Deliver projects on time, on budget, and to mutually agreed expectations.
  • Lead or assist with developing and accessing procurement strategies and delivery of FF&E or other segments of the client’s budget.
  • Facilitate involvement of the project’s key stakeholders at appropriate levels and times.
  • Support client’s project administrative needs.
  • Contribute to and own the development of program processes and tools that facilitate consistency and quality execution across the project/program.
  • Demonstrates capability to read, understand and apply standards to complex documents affecting construction projects, including but not limited to: agreements/contracts, work letters, project charters, surveys, and drawings.
  • Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
  • Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard requests for proposals; completes bid analysis; recommends resources to clients.
  • Implements project documentation governance aligned with company and Client requirements. Ensure project data integrity and documentation is accurate, timely, and coordinated.
  • Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget, and schedule.
  • Implements change management routines to assess change requests, make recommendations, secure client approvals and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality, and risk.
  • Demonstrates ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
  • Oversee operations of the general contractor and sub-trades
  • Oversee design development and associated permitting
  • Proficient in reviewing construction drawings and specifications
  • Develop and maintain excellent relationships with the owner, architect, consultants, subcontractors, and other key stakeholders
  • Liaise with governing authorities and regulatory agencies
  • Establish and maintain project reporting procedures
  • Understand and enforce contractual responsibilities, contract documents and provide dispute resolution
  • Prepare/verify and monitor progress billings to the owner and from contracted service providers
  • Provide performance status reports regarding project progress, cost forecasts, schedule, and safety
  • Engage in all facets of project close-out?
  • Travel may be required
  • Other duties as assigned by the Director – Program & Construction Management

Qualifications:

  • Must possess demonstrated leadership ability in managing staff and project efforts, and embody a progressive and innovative attitude toward construction technologies, and a thorough understanding of all project systems.?
  • Strong abilities to facilitate productive meetings between stakeholders are highly desirable.
  • Additional preferred qualities and skills include superior organizational ability and strong process orientation, the ability to train and mentor others, and effective people skills;
  • Proficiency in Microsoft Office Suite, MS Project, SharePoint, AutoCAD, Primavera P6, Adobe Acrobat, Bluebeam, etc.

Education and Experience:


A Bachelor’s degree in Project Management, Architecture, Engineering, Construction Management, or equivalent. A minimum of ten (10) years of proven experience as a Project Manager on commercial construction projects valued at $5 million or more. 5 or more years of progressive project responsibility desired.


Licensing/Certifications:

  • Valid Driver’s License
  • Ability to obtain an Airport Security Badging Credentials

  • Software/Office Equipment – proficient in computer software applications utilized to administer terms of the contract through project controls (e.g. MS Project, SharePoint, Microsoft Office Suite, AutoCAD, etc.)
  • Adapts to changes in the work environment, manages competing demands, and can deal with frequent change, delays, or unexpected events.
  • Planning/organizing – prioritizes and plans work activities, uses time efficiently, and develops realistic action plans
  • Quality control— demonstrates accuracy and thoroughness and monitors own work to ensure quality.

Physical Demands:


While performing the duties of this job, the employee is regularly required to stand, sit for long periods, bend, use hands to manipulate (type), talk and hear; walk; sit, and lift or move no more than ten (20) pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.

Working Conditions:


Primarily working at a construction site out of a field office or construction trailer. May be required to travel occasionally as needed to satisfy company and client needs.
