Fairstead is now seeking a Construction Manager in a growth opportunity to work as an owner’s representative for the company. This position is responsible for the overall direction and completion of Low Income Housing Tax Credit (LIHTC) projects. A strong applicant will exhibit a natural drive and a self-starter mentality to both implement and execute on key project milestones throughout the development lifecycle and financial outcome of a construction project.



Direct and supervise the work of project administration, project superintendents, and engineers to establish operational priorities.

Provide jobsite leadership in safety and quality.

Maintain satisfactory relationships with owners, subcontractors, unions, and all stakeholders. 

Perform  on-site walk-throughs to ensure contract performance, safety compliance, and quality control with the intent of delivering our large complex mixed used projects. 

Partner with the design team, property management and engineering staff to ensure that all construction related items are coordinated and have little to no impact on the day-to-day activities of the property. 

Formulate and execute project schedule. 

Administer document control procedures for all construction related documents. 

Manage the scope review process. 

Negotiate change orders. 

Manage the permits and certificate of occupancy with all governmental agencies and requirements. 

Manage and update project budget. 

Conduct regular status meetings with project team. 

Exhibit ownership mentality through initiating, overseeing, and completing real estate development projects (initial design through renovation).

Perform relevant due diligence on potential new ventures.

Network to find and secure best in class contractors. Negotiate proposals from outside consultants.

Partner with architects and engineers to facilitate design process.

Act as the liaison between the general contractor, engineer, and architect as relating to inspections, RFIs, submittals, shops, and mockups.

Provide preconstruction services including logistics planning, review of estimates/bids, due diligence walk throughs and reporting, and coordinating cross functionality with in house teams to communicate up to date plans.

Provide Detailed Scopes of Work, Budgets, and Project Plans.

Routine onsite progress checks.

Review and negotiate change proposals from contractors and/or subcontractors.

Prepare Final Checklists and Punch Lists.

Performs other related duties as required.


To perform the job successfully, the following skills and/or experience is required to qualify for the position.

  • BS Degree in Engineering, Construction Management, Architecture, or related field required. MS a plus.
  • Ability to work in a team environment. 
  • Willingness to travel up to 5 days a month. 
  • Effectively communicates relevant project information to superiors. 
  • Resolves and/or escalates issues in a timely fashion. 
  • Understands how to communicate difficult/sensitive information tactfully.
  • Knowledge of architectural, structural, and/or MEP systems.
  • Exceptional communications skills (written and verbal) and intuitive interpersonal skills. 
  • A highly entrepreneurial, self-motivated, and results-oriented individual. 
  • Strong time management skills, adaptable with ability to manage multiple priorities & meet deadlines, and keen attention to detail.
  • Ability to work collaboratively in a dynamic environment where adaptability is imperative.
  • Strong written and oral skills.
  • Accurate with a strong attention to detail.
  • Proficient in Microsoft Office Suite.
