Description

The Asset Manager will have three main areas of responsibility: (1) oversight of a Colorado-based commercial asset portfolio consisting primarily of office and retail and that is property managed in-house by Brinkman, (2) oversight of a smaller intermountain west multifamily asset portfolio that is property managed by external third party firms, and (3) personnel management of Brinkman’s in-house property management and maintenance teams consisting of five employees and two direct reports. The position will be responsible for setting and implementing strategic, financial, and operational decisions with the objective of maximizing value of the commercial and multifamily portfolios assigned to them. The Asset Manager will be representing the ownership group and working with both Brinkman and third-party management partners to maximize each asset’s full potential in the areas of revenue generation, net operating income, capital investment planning and asset preservation. This is a dynamic, highly collaborative position working closely with all functional teams including investment, legal, accounting and finance. The ideal candidate will have 5-10 years of asset management experience with proven leadership and management skills and an all-in work ethic working well with a sense of urgency and tight time frames. A proven track record of successfully enhancing asset values through creative strategies, strong relationships, and effective leadership will also be crucial to this role. Responsibilities

  • Help shape (through providing real-time input) the strategic business plan for each acquisition, lead the execution of that business plan, and monitor the property performance against original underwriting.
  • Achieve the investment goals and maximize the overall value of the assets, which will require: (1) developing and leading revenue-enhancing and expense control programs and initiatives at the property level, (2) driving lease rate and concession decisions on multifamily assets and managing commercial asset lease roll schedules and engaging with tenants, third-party brokers and in-house legal teams on lease executions, (3) monitoring resident turnover and satisfaction indicators on multifamily assets and maintaining and growing relationships with commercial tenants, (3) implementing capital projects that provide an attractive return on investment, and (4) identifying and implementing opportunities to drive operational excellence to enhance value.
  • Be responsible for personnel decisions and management of Brinkman’s Fort Collins-based commercial property management and maintenance teams consisting of five employees and two direct reports.
  • Regularly travel to markets to become an expert on competitive set, market dynamics, and market participants, and to understand and proactively manage operational concerns at the assets. The commercial portfolio consists of assets in the northern Front Range of Colorado and in Steamboat, Colorado. The multifamily portfolio will include select markets throughout the Intermountain West. Expect approximately 25-35% travel outside of Colorado’s Front Range.  Regular weekly visits to the Fort Collins office will be a requirement.
  • In coordination with the internal Capital Projects Manager, proactively lead capital improvement projects to achieve project execution while meeting budget and controlling cost.
  • In coordination with the property management teams and in-house Capital Projects Manager, complete the annual budgeting process, as well as the long-term capital needs assessments of the assets.
  • Oversee cash management and cash planning for improvements and recommend monthly cash distributions.
  • Complete monthly and quarterly reporting to investors.
  • In conjunction with the finance team, make recommendations for and coordinate information requests related to refinances or supplemental financings.
  • Monitor market and asset fundamentals in order to provide hold/sell recommendations. 
  • Communicate and follow up on priorities and expectations with cross-functional teams. 
  • Proactively strengthen relationships across internal teams, capital partners and deal constituents.

Salary Range

Base salary of $100,000 to $150,000 depending on level of experience, with additional potential compensation in the form of (a) asset-level performance incentives and (b) company profit sharing.

Requirements
  • Bachelor’s Degree in Real Estate, Finance, or Economics. MBA preferred.
  • Minimum of 5-10 years of asset management experience required. 
  • Thorough understanding of all factors affecting markets and submarkets and the impact on the portfolio including strong understanding of demand generators, revenue and expense management, and capital improvement strategies to maximize asset returns and performance. 
  • Exceptional financial acumen with demonstrated ability to understand financing and investment goals.
  • Strong financial analysis skills including forecasting and cash flow planning. 
  • A strong working knowledge and experience with capital improvement project management and value-add strategies is essential. 
  • Interest and ability in managing and professionally growing a dedicated team of property management/maintenance employees. 
  • Highly proficient in Microsoft Excel and other financial modeling techniques. 
  • Yardi software experience ideal.
  • Problem-solving and analytical skills with the ability to take ownership of projects with high-quality results.
