The Commercial/Condo Portfolio Manager is responsible for the operations of a portfolio of commercial spaces and condo associations located within Bellwether owned affordable multi-family properties. The Commercial/Condo Portfolio Manager is expected to manage their assigned properties in compliance with fair housing and landlord/tenant laws, maintain high standards of customer service to commercial tenants, and ensure that properties are in compliance with all applicable funding requirements. The Commercial/Condo Portfolio Manager will participate as a member of the Property Management Leaders Team, contributing to the development of property management and maintenance policies and procedures, and be a transparent, strong communicator who conveys compassion and interacts with humility.
Portfolio: Bellwether properties vary in size from 9 units up to 164 units with 1,200 units in the development pipeline in the next 5 years. Most are funded through the IRS Section 42 tax credit program, City of Seattle grants, and some have HUD Section 8 contracts or are project-based units. All properties are income-restricted for the residential tenants and require annual compliance reporting. The commercial spaces are not subject to the income limitations applied to residential units. The market-rate commercial spaces provide important cash flow to support the residential portfolio and services. Bellwether currently has 81,344 sf of commercial space in 13 properties in the portfolio, with approximately 25,000 sf of new commercial space coming online in the next 4 years. The commercial space is primarily retail, with a smaller portion of the portfolio comprised of office space. Some of Bellwether’s properties have a condominium ownership structure between the residential and commercial portions, or in the future, between multiple agency ownership of portions of the project (individual residential units are not condominiums
Schedule: 40 hours per week, flexible work schedule
Compensation: $84,000-90,000 DOE, benefits
