Description

  

The Dallas Investment Analyst position provides the opportunity to work on a well-established real estate investment team with 35 years of experience. The analyst position will work closely with the acquisitions team to identify, underwrite, and close real estate investments. Other job functions include performing financial analysis and market research necessary to value real estate assets. Analysts will have the opportunity to present real estate investment opportunities to investment committee members and partake in investment committee meetings. Other job duties will include calling owners and brokers for market information, analyzing financials statement and rent rolls, compiling sales and rent comparables, and researching demographic, population, and crime data. 


  

Core Duties and Responsibilities:

  • Underwriting real estate opportunities that match MLG’s potential property criteria 
  • Performing financial income statement and rent roll analyses and summarizing findings
  • Analyzing locations and physical real estate for potential acquisition
  • Preparing market studies
  • Cold calling brokers and owners for deal and market information
  • Creating discounted cash flow models and other ad hoc spreadsheets 
  • Presenting potential new acquisitions to investment committee members
  • Researching economic, demographic, population, crime, macro and micro market trends
  • Mapping markets and sub-markets
  • Preparing real estate investment offerings
  • Updating asset management reports and assisting in asset management projects
  • Inspecting and performing due diligence on potential real estate investments
  • Reading and abstracting leases
  • Entering deal information into Salesforce
  • Expanding owner database of local real estate owners and brokerage contacts

  

Reporting Relationship:

  • The Investment Associate will report directly to senior members of the team in Dallas and participate in weekly underwriting and investment decision meetings. 
Requirements

Qualifications:

  • Strong mathematical and financial analysis skills
  • Strong communication and business writing skills
  • Self-motivated and energetic to grow the business
  • Excellent attention to detail and diligent at taking notes
  • Extensive experience with Microsoft Suite (Outlook, Excel, PowerPoint, Teams, Power BI), Salesforce, RedIQ, Argus, Axiometrics, and Costar experience would be preferred
  • Basic knowledge of real estate finance and capital markets
  • Passionate, professional, and personable
  • Ability to work successfully both as part of a team and independently
  • Ability to work well under pressure

Education Requirements: 

  • Candidates are required to have a Bachelor’s or Master’s degree in Accounting, Finance or Real Estate and Urban Land Economics. Ideal candidates will have graduated with a strong GPA above 3.5.
  • Ideal candidates will possess experience in a similar position, but recent college graduates with strong internship experience will be considered.

  

Physical Requirements: 

  • Ability to operate office machinery; including but not limited to: telephone, computer, copy machine, fax machine, printer, and mobile phone. Ability to sit for extended periods (up to 4 hours) and use a computer for up to 8 hours per day. Ability to lift up to 10 pounds on an occasional basis.
