Position Description Summary:


Jacobsen|Daniels is seeking a Project Manager (PM) with demonstrated construction experience to provide leadership, direction and management of transportation related capital development projects acting as the owner’s representative on a range of large, parking garage, transportation hubs and terminal programs to several large- to medium-sized municipalities.


The PM has primary responsibility for and leads overall project performance including, costs, schedule, quality, and project status. This position involves liaison with company Clients, design teams, general contractors, airport management and staff, and key stakeholders. Additionally, the PM is responsible for the management of the technical and financial aspects of the contract.

Candidates should be self-motivated critical thinkers and have the capacity to work within a fast-paced environment. Successful candidates will be capable of working individually and in team environments. Strong oral communication skills, including the capability to understand and follow oral and written communication, are also required.

Requirements

 Responsibilities:

  • Proficient in reviewing construction drawings and specifications
  • Develop and maintain excellent relationships with the owner, architect, consultants, subcontractors, and other key stakeholders
  • Establish and maintain project reporting procedures
  • Develop and monitor the project schedule and budget
  • Understand and enforce contractual responsibilities, contract documents and provide dispute resolution
  • Support the review of change orders, including processing and assessing cost and schedule impacts, and providing recommendations for approval/disapproval
  • Review productivity planning and monitoring
  • Engage in all facets of project close-out 
  • Plan and define program goals, including the development/implementation of key performance metrics to demonstrate project goals/objectives
  • Act as the Client Program representative with planners, design consultants, design-builders, contractors and various stakeholders during the design and construction
  • Provide updates and reporting to executive management
  • Plan, direct, supervise, and control the execution of all technical, fiscal, and administrative functions of the assigned project(s)
  • Field responsibilities may include labor relations, procurement and payment to contractors and consultants
  • Work with other team members to ensure scope, schedule and budget adherence for all elements of a project(s)
  • Ensure that the project meets or exceeds goals established in the PMP
  • Work with Client management to devise and execute action plans to rectify potential cost overruns or delays, or to accommodate significant changes to the scope of work
  • Maintain current and timely change orders and reporting
  • Promote excellence on the project through application of Quality Assurance processes
  • Monitor and report to management on the progress of all project activity within the program, including significant milestones, and any conditions which may impact project cost or schedule
  • Establish regular meetings to review project status and resolve project issues
  • Contribute to the advancement of Client’s goals through commitment to productive collaboration with all stakeholders
  • Perform other responsibilities associated with this position as assigned


Qualifications:

  • Must possess demonstrated leadership ability in managing staff and project efforts, and embody a progressive and innovative attitude toward construction technologies, and a thorough understanding of all project systems. 
  • Strong abilities to facilitate productive meetings between stakeholders are highly desirable.
  • Additional preferred qualities and skills include superior organizational ability and strong process orientation, the ability to train and mentor others, and effective people skills;
  • Proven ability to perform in a management capacity
  • Excellent written and oral communication skills and a thorough knowledge of industry practices and regulations required
  • Proficiency in Microsoft Office Suite, MS Project, SharePoint, AutoCAD, Primavera P6, Bluebeam, Adobe Acrobat Professional, and Document Management Systems

Education and Experience:

  • Four-year degree in Engineering, Architecture or related technical/business field
  • Five (5) to ten (10) years of Airport work experience with projects scope of at least $10 million, preferred
  • Experience with Civil, Mechanical, Electrical, Low Voltage and Plumbing coordination, and commercial building and Los Angeles City codes.
  • Broad experience in design and construction management/administration of major commercial construction projects including Rental Car and Parking Garages, Terminal Facility and Airport Construction Projects, including demonstrated experience as either and owner or owner representative.
  • Experience should include interfacing with Architects, Engineers, General Contractors and Sub- Contractors.
  • Experience with Design/Build (DB) and other alternative project delivery methods

Licensing/Certifications:

  • Valid Driver’s License
  • Ability to obtain an Airport Security Badging Credentials
  • Professional registration or certification is preferred (IE: PE, RA, PMP, etc)

Must be able to understand and interpret construction and master schedules. Must also have an aptitude for construction estimating (conceptual and detailed estimating tasks).
  • Must have the self-knowledge, character, and ability to function with minimal supervision.
  • Software/Office Equipment – proficient in computer software applications utilized to administer terms of the contract through project controls (e.g. MS Project, SharePoint, Microsoft Office Suite, AutoCAD, etc.)
  • Adapts to changes in the work environment, manages competing demands, and can deal with frequent change, delays, or unexpected events.
  • Planning/organizing – prioritizes and plans work activities, uses time efficiently, and develops realistic action plans
  • Quality control— demonstrates accuracy and thoroughness and monitors own work to ensure quality.

Physical Demands:

While performing the duties of this job, the employee is regularly required to stand, sit for long periods, bend, use hands to manipulate (type), talk and hear; walk; sit, and lift or move no more than ten (20) pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.


Mental Demands:

While performing the duties of this position, employees are regularly required to use written and oral communication skills; read and interpret data, information, and documents; analyze and solve problems, use math, and mathematical reasoning; observe and interpret situations; learn and apply new information or new skills; work under deadlines with occasional interruptions, and interact with staff and other organizations.


Working Conditions:

Primarily working at a construction site out of a field office or construction trailer. May be required to travel occasionally as needed to satisfy company and client needs. The incumbent may be required to travel, work various shifts as needed, and work overtime.
