Summary 


Assist Escrow Officer by preparing and coordinating details for closings with lenders, sellers, borrowers and real estate agents further described below. The Escrow Assistant works with other team members to ensure the customer’s experience with Venture Title is predictable, simple, and personal.

Essential Duties and Job Responsibilities: include but not limited to the following:


· Provides support to the Escrow Officer by performing such duties as file set-up, scheduling, coordinating with title, monitoring file, consistent customer contact, and assist where necessary in the absence of the Escrow Officer. 

· Conducts closing transactions as a neutral third party.

· Compiles loan documents, title commitments and Real Estate Agent instructions. Answer questions of buyers and sellers relating to details of transaction and obtains signatures of principal parties on necessary documents.

· Effectively communicate and collaborate with all parties on the transaction and all internal departments throughout the life of the file.

· Comply with Trust Accounting standards as described in the Trust Accounting policy.

· Consistently follow State, Federal and Company rules and regulations regarding settlement services, including Department of Insurance regulations/guidelines and Consumer Financial Protection Bureau (CFPB) in accordance with State law.

· Uses operating software as outlined by company processes and procedures

· Mitigate Risk and maintain a loss ratio of less than .5% of escrow revenue


Assists with the following:

  • Review title commitment for accuracy and clear title; assist with clearing title if required.
  • Addresses pre/post-closing curative matters for Escrow Officer, prepare curative documents as needed and ability to explain curative problems and procedures with all parties involved in transaction.
  • Check files for payoffs/assumptions from mortgage companies.
  • Verify commission request with real estate agents.
  • Assist Escrow Officer with updates to lenders and real estate agents.
  • Review real estate contracts, lender instructions/closing requirements and special instructions.
  • Constant phone and email communication with Realtor, Lenders, Buyer and Sellers. Answers inquiries regarding status of files.
  • Assist Escrow Officer in obtaining funding numbers for closings.
  • Ensure all related documents and correspondence for file is in ResWare.
  • Backup Centralized Funder.
  • Answer roll over calls.

  • Minimum one-year escrow experience.
  • General understanding of real estate contracts.
  • Excellent interpersonal skills, telephone and email etiquette.
  • Strong verbal and written communication skills.
  • Excellent organizational skills, detail and deadline oriented, problem-solving skills and the ability to work well under pressure.
  • Thorough understanding of all software applications within Microsoft Office Suite and experience with paperless production software.
  • Copier, e-mail, typing and 10 key calculator skills.
  • Working knowledge of closing statements/disclosures, lender requirements and commitment for title insurance.

Physical Requirements

· Sit for prolonged periods.

· Use hands and/or fingers to pick up, grasp, and sort

· Occasionally lift and/or move up to 25 pounds.

· Specific vision abilities include close and peripheral vision and the ability to focus and identify/distinguish colors.
