Description
As Capital Improvement Project Manager, under general direction, you will plan, organize, direct and coordinate all activities related to the design, financing, and construction of Fairstead’s capital improvement projects; and to do related work as required.
RESPONSIBILITIES:
- Plans, organizes and directs the work of the Capital Improvements (Capex) projects
- Supervises, trains and evaluates the work of subordinate staff and third parties
- Participates in the preparation of the Capex budgets;
- Works closely with Asset Management and other departments in developing joint administrative procedures and solving complex design/construction issues;
- Formulates improvements and implements changes within the Capex standard operating procedures (SOP)
- Prepares and/ or reviews reports and correspondences
- Oversees the Agency's public involvement process for capital improvement projects;
- Makes presentations updates to Managing Director of Asset Management, Construction and/ or CEO
- Reviews trade and consultant proposals, bids and contracts
- Prepares requests for bids and contracts for work performed by consultants, architects, landscape architects and building contractors and award of such contracts;
- Develops and monitors project schedules, time lines and budgets
- Ensures compliance of Capex projects directly or through expeditors/ architects/ contractor(s) including permitting, violation dismissal, certificate of occupancy maintenance and sign offs
- Represents the Agency on special community or technical committees;
- May prepare conceptual design solutions for projects
Requirements
- Principles and practices of urban design, landscape architecture, architecture and/or engineering related building or property improvement and development
- Redevelopment principles and practices
- Principles and practices of supervision, asset improvement, project budgeting and construction
- Laws and codes related to land use planning, zoning in design and construction
- Understanding of organization of functions of public governmental agencies
- Relevant experience in the construction industry using technical ability to manage contractors and consultants
- Effective leadership abilities and conflict management
- Strong collaboration and organizational skills, attention to details, excellent communication abilities, including writing, active listening and soft skills
- Knowledge of managing consultant and construction budgets
- Good planning skills, including design assist execution, resource allocation and contingencies
- Understanding construction/building equipment, including safe operating practices and signs of maintenance issues
- In-depth understating of local, state, and federal construction regulations
- Site Safety Licenses i.e. OHSA 30 etc.
- Knowledge of Microsoft Office, Project and Bluebeam or any other relevant software, platforms and web-based project management programs
- Knowledge of NYC local laws and DOB NOW system
- Degree in architecture, engineering, construction, or on-the-job training, viewed favorably
COMPENSATION & BENEFITS
Compensation: $125,000 - $150,000 + bonus eligible
