Liens Researcher Position Summary

This position is responsible for various tasks related to the Liens Production Department. Direct client engagement to perform lien search orders & estoppel reports for clients in the real estate industry. The work is performed in an office setting with moderate noise levels. Work schedule is Mon & Fri remote, Tues – Thur in office. This job may require the employee to stand, walk, sit; use hands; read; talk or hear. The employee must lift and/or move up to 10 - 25 pounds. Specific vision abilities include close vision.


This is a hybrid position. Team member will report to the office at 1500 W 3rd St, MZ130, Cleveland, OH 44113 a minimum of 3 days a week as scheduled by the supervisor.

Liens Researcher Position Responsibilities

  • First-line research and ordering of property account information from municipal agencies and other offices as required, including verifying client provided and in some cases procedural information
  • Monitoring an open order work queue, following up on requests and assembling final products to meet client deadlines
  • Raise issues/concerns to Supervisor and work together to resolve them in a timely manner
  • Meet personal productivity, accuracy, and quality goals
  • Provide a high level of internal and external customer satisfaction
  • Adherence to Exacta’s policies and procedures
  • Perform all duties as assigned to meet business needs in a safe, ethical, and professional manner

Liens Researcher Skills and Experience

  • Minimum of high school diploma/GED diploma required; Associates / Technical Degree or higher preferred. 
  • 1+ year of client/customer service experience
  • Able to communicate and respond to questions in a professional and knowledgeable manner ensuring positive business outcomes; assertive problem-solver and action-oriented team player. Must have a relentlessly positive, flexible, do-whatever-it-takes attitude; must be fast on your feet, poised under pressure, and committed to client service
  • Ability to balance the workload to accommodate demands of the job and exceed client expectations
  • Proficient in the independent application and use of job-related software/e-technology/cloud-based solutions
  • May require a valid Driver’s License and maintain appropriate Automobile Insurance
  • Must be motivated and engaged. Creative thinking, critical thinking, and the ability to approach situations from multiple angles to obtain the necessary information is crucial
