We are looking for an Assistant Project Manager to join our OAC team. The role of Assistant Project Manager requires strong interpersonal, communication and organizational skills, ability to self-direct, knowledge of construction industry, field construction practices and related construction administrative processes. This position provides construction and contract management support and may be asked to help with general project support.


What You Will Do

  • Know and understand the services required by the OAC contract with the client.
  • Assist with administration of the construction contract as assigned.
  • Maintenance of RFI's, Change Order, Daily Report and Submittal logs, tracking and reporting status.
  • Understand impacts of RFI's, Field Orders, and Change Order Proposals.
  • Provide quality assurance through job site walks, preparation of daily reports or logs, etc.
  • Review of General Contractor’s as-built documents.
  • Gather and/or prepare information for Change Orders, Claims, etc.
  • Assist in review of construction documents for constructability, biddability, completeness, errors and omissions.
  • Assist in the development of “front end” specifications and development of construction documentation.
  • Procure or assist in procurement of contract required documentation, O&M manuals, as-built drawings, guarantees, warranties, keys, etc.
  • Develop and maintain project progress photos and required photos/videos/claim documentation.
  • Assist with or coordinate commissioning and testing of building systems and equipment.
  • Assist in reviewing and verifying monthly consultant and contractor progress payments.
  • Review, confirm, prepare and/or assist with preparation of project master schedule.
  • Manage FF&E procurement and installation.
  • Facilitate owner integration prior to and during the occupancy phase of the project.
  • Monitor performance of self to make improvements or take corrective action.
  • Facilitate involvement of the project’s key stakeholders at appropriate levels and times.
  • Participate in project meetings with the General Contractor, Client, and respective parties.
  • Conduct periodic site visits to maintain touchpoints on the current construction projects, as well as attend other planning and community meetings offsite.
  • Drive to various job sites/offices.

May include other duties, as assigned.


Requirements

Required Experience & Education

  • Bachelor’s degree from an accredited university or equivalent experience required. 
  • 1-4 years of construction/project management or general contracting experience.
  • Strong communicator with the ability to engage with varying audiences.
  • Knowledge of Word, Excel, PowerPoint, Bluebeam, Outlook, Internet Explorer, Microsoft Project or other scheduling software.
  • Experience with web-based project management tools.
  • Must have acceptable driving record. 

Preferred Experience & Skills

  • Government or Transit industry experience a plus.
  • Public sector, project and/or client experience a plus.
  • Alternate delivery method experience such as GC/CM or Progressive Design Build preferred.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $78,000/year up to $115,000/year. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Dependent on the position offered, equity, sign-on payments, and other forms of compensation may be provided as part of a total compensation package, in addition to a full range of medical, financial, and/or other benefits.
